I am looking for some information on subdivision of land to build duplex on a rectangular piece of land. The way it’s been planned by the architect is that there will be two crossovers with both front and back houses having independent driveways.
The build area is same for both properties but the back property has double SPOS area with both properties as same POS area. This means that there is no common area for both properties.
In this case when we split the land title. The land split ratio is coming out to be 60:40. Do we split the land cost based on the area ie 60:40 or do I think 50:50 is fair?
