Comments (64)Hi BC, I thought to throw a few more ideas at you before getting trades in as OK suggested, you might find something in all suggestions that appeal to. I personally don't think it a good idea to have a combined laundry kitchen in a house, it's something that you relate to apartment living, that's why I have previously suggested that you might consider opening the laundry from the bathroom, which then gives you another wall in the kitchen space. The kitchen is small and I was going to suggest the you have a 900 glass cook top that can be used for extra bench top. This new floor plan keeps the laundry where it is with staked washer and dryer and sink which can be used for cleaning large pots. I have drawn a galley kitchen with the cook top/oven on one side with the fridge sink and DW on the other, for prep and cleaning up. I have also added a sideboard.bar/desk facing into the living room, these cupboards backing up to the kitchen cook top on the other side could be used for the load bearing wall. Where I have marked the wall oven would be bench top as you have now mentioned not wanting that, the microwave can be mounted in the wall cupboard next to the cooktop where the wall oven was marked. The wall units could go to the ceiling or have a bulk head above them I have drawn the kitchen as a galley as the distance between bench's is too wide, 1200 is as wide as you need...See MoreShould we design our living room open-plan or partly open?
Comments (11)thank you all for your suggestions... meme - the front room currently doesn't get used for a few reasons a) it's only me in the house b)family room gets more sun and natural light c) family room looks out to the garden/courtyard which is a nicer view than the lounge which looks down the drive way (i'm back section of a duplex). I have contemplated the idea of moving dining room to family and using lounge as tv room but as it's just currently me it's nice to have the sun flowing in the family room whilst sitting on the couch and reading a book/watching tv (both rooms are deceptively small - i think wide angle camera used in the promo photos) oklouise - again I think the photo makes the rooms appear larger than they are - I have attached some more photos of the family room for you. I have considered moving the door way to the hall as it is in an awkward position for furniture layout (although I'm not sure the room would accommodate the furniture as you have placed it). Another thing that I should mention is that I'm planning to add a door way to the garage from the kitchen, as I currently walk to the sliding doors to gain entrance to the house. The door will be in the position you have the fridge or even next to it in the far corner - which would still work in your plan. Dr Retro House Calls - I think for me I do like the open plan living (no children yet.) I'm not sure the house would be big enough for a family with teenagers (the 3rd room is very small.) In terms of keeping kitchen tidy - no i'm a very messy cook but it's quickly cleaned up by putting most things in the dishwasher/sink (also I would hope my friends and family wouldn't judge me on the state of my kitchen - and if they did I wouldn't be bothered by it :)) I guess if it was for me then I would go ahead and open plan everything to let as much light in as possible, but also I do need to be aware of resale at some stage (but people are either going to like it or not no matter what you do) Kate - I hadn't thought of that idea - I guess making it smaller would turn it into a min theatre room or reading room? Comments (5)i'm sorry to say that i don't believe that there is a stress free renovation but with careful planning there could be a successful renovation and if there's no asbestos to remove demolition can be exhausting, dirty, good fun but, even when everything works perfectly, you can potentially be without a kitchen and laundry for several weeks or longer ... it's not especially difficult to sub contract a kitchen renovation there's just so much to organise and with the current health crisis i'm told that there're a big demand for home renovations and we can expect super long delays for any cabinetry or trades work ...eg you will need an electrician and plumber to disconnect and reconnect services several times and if one of them doesn't arrive when needed everything else has to wait.. but, anything you can do to save time and labour could make big savings and even if a kitchen company does all the work you will still have to choose all the appliances, taps, sink, tiles, counters, doors, styles, paint, lightfittings, floorcovering etc and make sure that everything is ready on site when needed and you could be living in a mess, cooking on a barbq and washing clothes elsewhere regardless of who does the demolition so why not ask the kitchen companies for an itemised lists of charges including costs for any appliances, taps and sink so you know the potential savings and their timetable...See MoreMarie-Claire B
