what is the width and depth of the block..do you mean N is at the front door and every bedroom needs a bathtub and toilet or every bedroom needs a separate bathroom with shower toilet and handbasin, and what about a separate powder room, how many bedrooms do you need, is the study meant to be used for work from home and/or quiet workspace as well as a music room for more than one user, is the garage location fixed, is the fall sideways or back to front or both and is the fall continuous or does it change over the whole block or are there flat sections and how big?. a plan of your existing house and a detailed site plan and survey including location of good and bad views would help and who will be living in the house or staying overnight regularly and describe the local climate and lots more questions...have you investigated any of the major building companies that can knock down, rebuild and provide a base price for all your inclusions as using their plans with variations would be so much more efficient than attempting to design something yourself...a split level design with upstairs would possible suit the site better to allow better connection indoors and out and HOUZZERS will be able to help with suggestions but you will need professional help for such a complex site

The builder is sort of a customer builder and definitely not in the volume business, family run and been doing this for last 30+ years. From the site - the property on our left is lower and the one across the street is much lower and we can view the roof of single story house from our property. View ahead from the front is open and unrestricted,

Since the builder and architect are guided by what we want - it is easier if i shown the plan we need on a napkin and the architect can do justice by considering everything he needs to.

attempting to reproduce your plans but if the block slopes down from rear to front then the garage would have bedrooms above and the family living areas and kitchen could be single level at the higher part of the block but at the same level as the bedrooms and upstairs due to the upward slope with garage, music and formal living downstairs.. and master bedroom would not be able to open to the backyard but is this what you want?

Thank you Louise, The slope is not as much that rear and bedrooms on top of garage to be on same level. At max as is i might need 2 or worse case 3 steps from music room to kitchen and family living. I am hoping during knock down some levelling will take place and I am ok to make the kitchen and family living slightly elevated compared to the front part and that initself could be a feature if the ceiling height remains same across.

At kitchen and family rooms i could may be have 2.7m ceiling high and garage and guest bed could be 2.9m high

Again i am no expert in the Architecture.

it's the floor level that needs deciding first as the ceiling height is not governed by the slope of the land so you mean that all the bedrooms are above the garage and formal lounge and the master bedroom would face south overlooking the roof of the family room but not at ground level and how many bedroom do you want upstairs? ..

Looks like a cross fall too. You need a level survey. Looks like front is built up around a metre.

Below is something that I could think off, but seem little disconnected. I was more thinking to get maximum light for each room.

The other odd thing I have in first floor is study,music and living. While a small study nook for two children and some TV watching space would suffice.

With the below plan, the laundry is to the front - if it makes sense good to move it to rear

I would plan alone of your living areas at the front to make the most of the northern light. Even if it is a theatre room, that can be achieved with blockout Curtains and no western windows.

based on your original plans some ideas to consider with northern aspect for family room, guest, rumpus and master bedrooms and nightime lounge/theatre has outlook to easts and south courtyards

Hope you are well. Can I please ask a favor in updating the attached plan?

Ground Floor:

1. Extend the Family living to include the Alfresco

2. Move existing kitchen+scullery to where laundry is

3. Current void is on Family and Meals - Need one large void to cover the new family area that includes Family+Alfresco

4. Store is not required

5. This plan is based to fit a 17 frontage, need the right to be trimmed

6. Entire plan needs to be flipped since my garage will be on right side

First Floor

1. Need one additional bed to be created

2. Meals had a void, since the void is now moved to cover family+alfresco - can you please add a bed instead of void there and a balcony to be shared between Bed 4 and new bed created

3. Need a total of 3 bath on top

5. Bed 2 needs to be turned into a Master bed

6. Need to retain sitting, can loose the Activity

7. Beds look smaller, need all beds to be minimum 3.5*3.5

looking at the new plans i'm wondering if you would consider omitting the biggest voids and there should be enough space to include the ens for every bedrooms and the upstairs laundry while reducing the size and cost substantially...if you message me directly i can share my suggestions for you to discuss with the builders
