Hi everyone, well the good news is my house is having the pictures taken tomorrow morning ahead of the first home open. Thank you all for the advice offered and shared. In the end I had to keep to a low budget as its unlikely I'll get it back in the sale price. What I want to do it MOVE it quickly, as the market is poor and we are heading toward Christmas. The first 30 days are VIP. So I did the following; -exterior eaves, guttering paint - whole house interior wall paint (grand piano quarter) and one ceiling - carpet throughout from Harvey Norman - verticals, as other spotlight/ikea options did not fit. I needed to have these made. - new lightfittings - remove exterior rotary clothes line, put an Aldi one that comes from one wall. - cleaning of pavers with high pressure cleaner (my new found friend) - cleaning of kitchen tiles and grout with toothbrush, gumption and patience (gumption is also my new friend) - new shower screen So there we have it! Thanks again for your help and colour suggestions, and multiple suggestions to CLEAN. This CLEAN priority cannot be understated. I considered staging the home however I believe as it is modest and first home buyer home and a new migrant market, it wasn't worth the spend. Fingers crossed!

Hi oklouise, thank you again so much for your suggestions to help me reflect on my choices! The great thing about this whole process is that it has really helped me clarify my must haves/dealbreakers and nice to haves. Key elements that I don't want to forego are: 1) a "master suite" with large WIR + private ensuite+ direct private garden access/views. The current northern bedrooms are elevated and do not allow these elements and better suited to small kids as no external doors and can be eyeballed from the kitchen. 2)The kitchen must be the heart of the home and connected to all living spaces so the host never feels disconnected from guests & can watch kids from almost any living space.I attended a party last weekend which had the kitchen blocking the living room from the outdoor space and the host commented they regretted it after renovating. 3)The dining room must be an end destination vs a corridor so it does not become a dumping grounds for bags, mail & everything else as the nearest flat surface to the entry point. 4) All new bedrooms must also be min 3 -3.2M wide on the narrowest side for me to justify them. 5) I reviewed all my lookbooks and tear sheets pulled to date and its a clear pattern that I want my 'adult' living and dining/entertaining spaces connected to the rear garden preferably wrapping l-shape round a deck or courtyard garden. In a sense 'broken' vs open plan but still visible through glass etc. 6) I would not be prepared sacrifice the prime N/NE aspect with utility rooms. 7) I don't wish to place a verandah at the front as it will never be used except extra maintenance and can create shading in summer via other methods. 8) capacity to rent out room with private living quarters. There are many splitter blocks in my area and I don't need it to operate as legal dual occupancy. 9) single level living -no second story bedrooms etc. 10) separation of main bedrooms when renting out section of house Phew....I think thats most of the checklist criteria I have been working to. Still think tanking the street appeal/front facade style but its probably leaning toward lux byron bay beach cottage meets modern coastal with some retro elements to hint at the history of this 1950s house!

DB.....A LOT of ideas and advice flying around here.......skimming through I see you are endeavouring to establish a basic concept for a designer/architect to consolidate for you, which is great.......whilst you may think this is a logical approach to achieve the best outcome, you are arguably just throwing around random ideas rather than properly resolving/focusing on the critical aspects ........my advice is do this: firstly clearly ascertain two things on paper, not in plan or building format but in writing...that is 1. List all your requirements/needs/goals and 2. Nominate a budget. Next, identify/research a logical local designer/architect option and approach them with this information....A designer's job is to come up with an appropriate concept/solution that best balances your requirements, aligned with a budget and of course make it viable within context/site. Sure, you want a cost effective/modest result, that's fine, and that will influence the solution, but as a general comment it feels like there is massive potential being missed considering the site..it dens;t necessarily have to be that big or fancy, but you have to put the EXPERIENCE of the home front and centre of the process, and not just think of it as a kitchen or whatever laid out this way or that ....This is about an amazing site and the living experience of that and the design should be based on this and bring together your specific requirements elegantly balanced in context......The issue I have scrolling through all this is that you have all these almost disconnected ideas of building form, but you have this incredible site....... the process of resolving the spaces ideally needs to develop from cues of the immediate environment/site in order to make the most of it since you are pursuing a customised solution.....agree with MB, every project has a budget and ultimately from experience this is in general the ultimate/overriding constraint. This project could be anything upwards from $500K and it will come down to the working out how far you want to take it, and what your priorities are over various levels.......this one has seriously significant potential -make sure you make the most of it as you're truly fortunately to have this opportunity to build a home for you and your family to enjoy there.......best of luck :) PD

You could try Wet & Forget on the driveway. You can buy it ready to use and attach it to a hose or buy a bottle that you dilute to use in a sprayer. I have used it and it works - slower than water blasting but it won’t damage driveway if it has some damage? I can’t quite tell from photo if that’s grass clippings/mulch or broken concrete on driveway? If you use it be careful not to spray garden bed. I live in FNQ and we planted seaside daisy - doesn’t need watering but it also won’t die from our wet season. It’s a ground over and spreads out beautifully in a courtyard area that’s get a lot of sun. Just needs a trim from time to time. I see you have Rio (purple green ground cover) which you could separate and plant down the path but it does like water. Maybe for the fence you could try attaching lattice to it and plant another passion fruit vine to help cover the whole fence. It does look like you need to get rid of some woody parts of the passion fruit. It’s a tough plant and will enjoy a bit of pruning. We had one that I thought had died last year and it has returned with no help from me. Be careful with the heliconias and gingers ... they can get out of control if you don’t stay on top of them. Anything tall will cover your fence but it will also cover the passionfruit vine which obviously loves the spot it’s in. Good luck!
