Wow, what a difference, I had no idea just how big the area was from the before photos, but this looks great - clean and easy to maintain as well. I can see in time the plantings will give a nice lushness and softness to the area that will also help visually cool the area in summer as well. I also like the elevated garden - I can assure you this is a real bonus in senior years. Wondering how many of the old crowd are still around, I lost the ability to post photos after a computer update quite some years back and then couldn't make comments either, so I'm thrilled suddenly the site seems to be working for me. I felt I'd been excommunicated. Not long after this post, I up and sold my Sydney house, was totally fed up with the overdevelopment happening and moved to Port Stephens for some quiet country life. Bought a house on a small block of land that wouldn't be too much for me to maintain in my senior years and the back garden faces north so gets sun all day winter and summer - beautiful in winter as it lets the sun in the house on that side too, but almost unliveable in summer. House had been leased all its life so I literally had a blank canvas - after I'd levelled the craters the tenant's dog had created - I needed privacy from neighbours but didn't want a lot of maintenance, including no lawns to mow, so I've used low maintenance shrubs growing to about 2m around the perimeter and 4 crepe myrtles in the centre area for shade to sit under in summer while allowing full sun in winter. Just waiting for everything to grow now, but thanks to Covid and lockdowns, I've had plenty of time to garden. Thanks for the update Rog, I hope everyone is staying safe and well.

Bit of a circle thing, the engineer will have trouble commenting on what you plan to do without drawings of the existing and proposed. Never met an engineer who could not work their magic on any structure, but there will be simple and cheaper methods and then there can be some super expensive ones. Builders and engineers should be communicating as well. If i were you, i would have identified a builder, get a good architect to work with you, your budget, the builder and engineer, and town planner if this requires DA approval. Overshadowing is the shadow your structure casts on the neighbors property. Overlooking is when they can see into your property, some councils have means to prevent this and the last to build normally has to screen their windows to prevent overlooking, some require only high windows, not all councils and not all property sizes will be affected. If the architect draws in a 3D package it is a simple matter to show you where the shadows land at any time and day of the year, based on you address. If allowed to build that top story, they can show you if you shade your pool. This is a big investment from you, most likely you would be living with the results for years, i would imagine that you would want the best outcome for your family, and to engage professionals would be the way to achieve those outcomes. Thoughts and ideas from forums like this are great, but sometimes they are not aware of the outcomes of comments which might affect your whole project, and councils around the country all have different requirements. Check and check again. What is allowed in Brisbane with height and upper floor window sizes on smaller blocks, will not be allowed in Melbourne, or Sydney councils. Shadowing while really not an issue in Brisbane, will be a huge issue in Melbourne, so get a local team. Ros

A lot of applications don't get approved first time or just require further info. Just having a design and plans prepared is a very small (but vital) part of the whole process. It all starts again with the application and approvals, more documentation and paperwork. They can ask for different information or can 'reject' a proposal but will then accept it if you provide the necessary paperwork. They can and will move goalposts without advising anyone or the development officer may require different specifications to another colleague..... You never mentioned exactly what the objections were in detail so hard to comment exactly. There are many alt's and add's around the Newtown and Inner West so it can be achieved. This is an area where I would recommend using a good local architect as they do plans, documentation, sort the approvals, tender and project manage the build. There are good Building Designers and draftsman too but an architect will have the headache of the approvals not you. A builder I did a bit of work for a few years back said it took him 2 years for an approval. He did the plans himself as it was minor...... He then found out along the way he needed Heritage Reports, Noise and Acoustic Reports, Stormwater........ Yes, Floor Space Ratio was mentioned. The minor alteration wasn't as simple as first expected. I've done a couple around the Inner West in the past (3 years+) and have one coming up in the new year in Balmain. The job is for a builder I know very well so I couldn't exactly say 'No thanks, try a local due to their local experience and knowledge'. I did advise him of the difficult nature of the area and council but he's ok with that. My advise to you would be make a solid decision on what you really require for the works? Can the existing plans be amended easily to be approved? Are the major objections 'major' or is the correspondence only written to make the issues sound major? I would also meet up with a local Architect and have them go over the plans and council objections and advise what to amend or what further documents are needed.

Seems like advice has been well covered here, but to add my 2 cents.........it ultimately depends on what you are seeking and expecting from a professional. Off the bat engaging a professional is not something you should "accept" to have to do, rather it should be something that you are actively seeking........I work with people in a range of contexts but to be clear there is a difference between people who are expecting to "buy" a particular end result with some knowledge of what that will be, and others who engage in a professional design process and embark on/trust in the "journey" so to speak that works towards an customised/crafted end result. It's horses for courses and one way or the other is not necessarily suited for everyone. For example, my particular way of operating is probably similar to Dr Retro in that I approach projects with flexibility and respect for the client's needs and specific context. The creativity comes in to play in negotiating these unique aspects and therefore results vary widely from project to project. Alternatively you can find designers/architects who essentially are a "brand" delivering similar end "products" in that you'll be able to get a clear idea beforehand as to likely what end result you will get with them at the helm. Similarly to Dr Retro, I provide a particular stage of frontend/contained service that I call a "Feasibility" exercise in that various options and scenarios are considered specific to client's particular needs/goals within the properly analysed context and some proper/hard costings are applied. This provides the client with legitimate and viable options in broad format and critical information to ascertain what the best balance/option will be for them. For example, we can consider scenarios of alterations/additions in various configurations as well as comparison to new rebuild scenarios - there is never a single right or wrong "way" as to how to achieve certain requirements, however I do find ultimately that the Cost is the ultimate controller and without proper and professional understanding on what particular design moves/options one way or the other will cost you really are literally walking around in the dark in regards to making critical decisions moving forward for your project. You are (not surprisingly) stuck here, I deal with this situation all the time I know exactly where you are at.....all I can say is that there are professionals available who can help you achieve the best outcome, and you need to consider/understand and be comfortable that this is part of the process and is a necessary and critical investment front end to ensure the eventual physical build has been properly considered........ultimately my advice is to research and seek a suitable professional you can trust and work with :) PD
