Comments (6)Hi Richard The first thing to check then is what the rules are about putting anything on that roof. A deck there will have limits to avoid overlooking, and multi-story, issues with the neighbours (I have first-hand experience of these rules :-) ), which will establish a boundary of how far you can go. Then there is the fundamental structural question of what you can put on there. Then there's the question of what you can afford... For me, a simple and cheap option would be to put some tall plants/planter boxes toward the far edges of the roof, tiering to lower plants at the front. I'd take away the plants in front of the stairs at the garage, and have smaller/narrower plants up against that garage window wall to hide it, and also away from the side steps from your upper level. That makes the roof part of the garden view, and maximises the terrace area (remove encroaching plants), and hints at 'more' around the corner, down the steps. With a bit more money and appropriate permission, a deck on the roof gives you another whole space to play with. You'd have to work out where the best access to that roof deck would rise from, without losing too much of your current paved area. Connie's idea for a bridge could work well, but would seem to interfere with the access to the current paved area? With a lot more money, permission and some engineering, I'd be really tempted to build a deck on that roof and extend it full width right back to the house, at the same level as your door/windows! That way you bury the garage (and small terrace) under a much larger area, giving you heaps of options for creating spaces. You can use the old terrace then for storage (e.g. gardening materials always take up space, and more garden = more materials; compost heaps, worms, bikes, ...). Even if you can't take the deck all the way to the front/side of the garage, you can still create a whole new area there. And you can surround it with plants even if you can't build to the edges. Comments (8)gorgeous location but if morning sun comes in master bedroom and bathroom then the afternoon sun would come in all along the verandah but effect depends on local climate and is there's enough distance from the side of the existing carport to the boundary for a double and what can be seen past the end of the verandah? (not the tank which will need to move) and what is the dimensions of the old bathroom, study and laundry and here's another idea for the extension with a total area about 61 sq m depending on building materials and i've added a few steps to allow for a slope and slab on ground but there's a million different options that could suit (usually depends on budget) but the views should be the real focus and keep the simple style of the original house but a courtyard between old and new could also be interesting??...See MoreIdeas for extension of small terrace.
Comments (10)Hi Cheryl, it sounds like you are getting ready to brief an architect for your project? Have you worked with an architect or designer before? I ask because it is often the case that people who haven't worked with a design professional sometimes struggle with where to begin. If that is your situation, my advice is not to sweat the details before you have found the right designer. When interviewing potential architects it is important to have a budget range and a set of desired outcomes clear in your mind, but it is not necessary, or even advisable, to present candidates with a pre-conceived "solution" because that can shut the gate on their creative input and potentially deny you the best value from your investment in their services. Comments (39)Hi All, apologies for the delay in responding and thanks again for all your suggestions. Siriuskey - the sunroom is currently used by myself as a study/make-up room (a computer, desk and printer at one end the other end a dressing table). I don't think it would be suitable as an ensuite as I believe it was an old verandah that has been enclosed and the front is all window, which face the street. We live in Northern NSW, near Lismore. I had a new split system air conditioner installed mid-winter last year and it seems to be helping with the heating and cooling, but of course it would be great if we didn't have to use it too often (even though we have a fair few solar panels), oklouise - if we were to enclose part of the patio to make extra room I, think I would 'roughly' leave the kitchen were it is but widen doorways and have a bigger island bench. I would then use the 'new' room as a dining room and the old dining room would be like a sitting room with the potential to perhaps move the loft bedroom stairs in there in the future (which would gain full use of bedroom 3 back). These are just rough ideas at the moment though, we are still open to ideas. Kate - we could potentially move the bathroom into bedroom 3 but I don't know if it would gain us anything... unless I'm misunderstanding your suggestion. siriuskey - I have attached 2 photos; one shows part of our patio looking back to the family room door and you can see the pool fence for where it is situated with the house. The second one is an aerial photo of our block showing the house and pool. I hope these are useful. The patio has a room and ceiling and concreted floor, so I don't think it would be too hard to enclose part of it in. I love all the feedback and suggestions so far, so please don't hold back!!
