It's quite common. Stops all your stuff in the room getting wet and is something soft in the room to offset all the hard surfaces. Can easily be changed for a new colour look, and doesn't need squeegeeing.

Sorry, but I'm not a huge fan of the revised floor plan either. It still ignores the fact that the fourth bedroom doesn't really operate as a bedroom, due to the sliding door, absence of a BIR and vast distance from the main bathroom. In terms of the changes to the living area, it's great that the front door now has line of sight to the living area / backyard. But, the kitchen seems to be awkwardly positioned, especially the location of the fridge. If you had a built-in study nook beside the fridge, it may work, but then you'd have to move the BIR in Bed 2 and it could end up quite a small bedroom. I'd be tempted to separate the kitchen and the pantry. I would put a galley style kitchen, with island bench, behind the theatre room wall, then leave a gap for the hallway to continue in a straight line and put the pantry in the "corner" created by the walls for Bed 3 and the garage. But, I'd still really encourage you to give further consideration to the plan from a liveability and, if it's an issue for you, saleability perspective. The plan you posted on Sunday seems like a better starting point to me. The three non-main bedrooms are grouped around the main bathroom. The theatre room leads off the living area, making it easier to use that space as a playroom for future children. And there seems to be ample room to navigate around the dining table.

I will start with an admission - I have read nothing of the comments. However I have helped a friend design a compact laundry. Here was how we did it. 1. Start with a list of everything - and I mean everything, include pegs, those little lint ball things for the washing machine, buckets, mops, vacuum, airers etc - that you want to store in the space. 2. Break that list into where you want to store it - drawers, wall, or cupboard - and then rewrite the list as cupboard, drawers, wall etc.As you are doing this, see if you can store those items elsewhere - we added a ceiling airer in the bathroom using pulleys. Also mark any item that a special storage gadget might help. We added to the back of one door (I think they were custom made 925mm and 2300mm high) a hanger for the vacuum hose, and in the cupboard a hanger that slides out for the brooms and mop. 3. Go measure the space you have, and be exact - if the measurement is 1457mm it is 1457mm. Also, see where you might "borrow" space from. We managed to add another 650mm deep, 750mm wide cupboard by swapping the two bedrooms around, and using space in the guest bedroom wardrobe. 4. Draw up a plan, and be really specific. If you think you need four drawers and a top mounted sink then plan that way. Whilst you are planning think over whether you want top spec and not hide it, or to hide it behind really nice doors. We used reasonable quality from Bunnings and modified because it was behind doors. Also, don't be afraid to "borrow" something from a different zone. In my laundry I used a round kitchen sink, because I didn't want a really deep laundry tub so I could use the room underneath. 5. Go and find a really good quality cupboard manufacturer or builder and ask them to look over your plan and ideas. They may tweak to assist, but remember you know your space and what you will be using it for better than anyone. In my friends case, she had a brother who assisted and made a super looking set of doors. As to resale value, that depends on who you want to buy it, but I have one piece of advice - don't go for the resale value, do it because that is what you want. In my friends case she turned her laundry into the bathroom, and then turned the oversized bathroom into a very natty study. Good Luck.

Again, without dimensions, land size, location and construction data, it's hard to make helpful comments, Harman, but do you really need a dining room and family room as well as living room and rumpus? I think it might be worth considering oklouise's suggestion to convert the dining room to a laundry and pantry. Perhaps in doing so, you could rearrange the kitchen so that it has direct access to the patio (I think U-shape kitchens are somewhat dated and out of favour. I demolished mine despite it being quite new and in perfect condition, because I wanted free traffic flow from the kitchen to the outdoor living area. I hated being trapped behind the bar of the U while others were partying outside, and having to walk in circles to get from the sink or cooker to the party area.) The U shape, in your case, also means you walk in circles from the kitchen to dining room or family room. I'm not the design expert here. Oklouise, Kate and Siriuskey are among those holding that title! They made brilliant suggestions for rearranging my kitchen and I have ended up with a fabulous open-plan kitchen with servery to BBQ area on one side and direct access to the veranda on the other, plus a fantastic scullery and pantry (what used to be wasted space in a store room and hall) and a much larger and more workable laundry that is no longer a traffic thoroughfare. I really think you'd find it worthwhile to post a floor plan with dimensions; location, block size and orientation information, and some data about the construction (especially whether slab floor or timber with access under). You might be pleasantly surprised at the alternate layout suggestions some here would be able to offer. I'm sure you are aware that the kitchen is the focal point for home buyers. Nothing boosts a home's resale value more than a great kitchen - and these days most families seem to want a walk-in pantry, or at least a large dedicated pantry cupboard. So while converting the bathroom and laundry will boost value substantially, I would definitely consider what you might be able to do with the kitchen (subject to budget constraints of course) and think carefully about ensuring there is a functional laundry, conveniently located. Postscript: Check with council about development requirements. We discovered that a roof extension of less than 10 sq m is allowed in our area without approval - just signed off by a certifier. A laundry extension on the left side of the rumpus room might be easier than you think.
