Michelle, I'm not a builder but am building with hubby, a single storey limestone home. Our daughter built a two storey limestone home just down the road, that hubby also built for her and the extra foundations she had to install would be at least twice more than we have for our single storey, not to mention that there were allot of short walled founds leading off the perimeter of her home to assist in less likelihood of wall roll out and the inspector called it. Cost for you, will depend on whether you have adequate foundations to carry a second storey and usually that is never the case. All the lower walls will need double the support and it usually has to carry on down to the foundations, depending on whether you have a solid concrete slab or concrete stumps that are accessible. This would mean most of the plaster being removed and hoping that you find no nasty surprises as far as the condition of the existing frame in the home, the builder would as I mentioned, have to add structural supports to carry the second storey. Most often, second stories are built with a hardiplank type exterior and certainly not brickwork as you would then difinitely have to have extra foundations in for such a reno and you would have to start asking yourself if it isn't better to demolish as this type of reno can be extremely costly. You might be lucky but probably highly unlikely, to have adequate structional integrity to be able to add a second storey, without everything I have mentioned to be skipped in any way. I hazzard a guess that such a reno would cost you $250,000+ and maybe more. Would love to know what you finally decide to do and your builders estimate. Good luck. Cheers, Barbara

Well I'm going to avoid that first. I'm going to use grout pen to recolour white and 're Mastic or whatever that seal is called between tiles and benchtop. Do worst area. Then I'm going to paint flower pot yellow and focus on balcony. Will take photos soon of how awful it is

hi we have about six months ago now, re done our bath room , similar size to yours, and , i can take some photos and email them to you , we have maximised space, and walls , put in a white stone bath under the window , it is a metre in width , with a cool water spout coming off the centre under the window we pu t afalse ledge in to sit , candles etc on , , we tiles floor to ceiling, off white , wall mirror cabnit with three mirrors , inset into the wall so its only sits out a we bit from the wall tiles , floating bath room vanity , so that it makes the floor space look bigger , . matching stone square basin sits ontop of the vanity to one side so plenty of room to sit all your bath room stuff when need be , seperate shower all tiled as well , with inset , shelves for shampoo etc, also , when you open the bath room door and walk in when you close the bath room door behind it next to the shower is a very narrow floor to ceiling shelvec for towels, now the hole is there we jaust havent got the shelves put in yet. , we gt loads of comments as the bth room dosent look small evn though it is , , most expensive item the sqwat extra wide stone bath , made to order basin / tap ware and shower spray thing ,oh and the white stone vanity which we had made to order as well , due to the sizing .

K s Unfortunately it will be $3-4k by the time the builders cut out the new opening, add lintel support, dispose of the rubbish, built the door frame and patch the existing door. I’ve had 3 quotes are they are all consistent. Our house is solid slab upstairs, all the walls are brick and load bearing (we consulted an engineer for our wall removal in the main living) and go right down to the foundation even though the bathroom and laundry are suspended slab. If it were timber frame it would be a very different story.
