Comments (6)Concentrate on orientation. The link provided by DDarroch is worth exploring. If you adopt those design principles You’ll end up with a much more comfortable house and more natural light in the right places, which will improve your sense of well-being in the house and should reduce your power bills too. If you are custom building then you have the scope to design for your site for a better result. If you are going with a volume builder then find one that will work with you on your plans to get closer to the ideal in terms of orientation. We are very grateful for such great ideas :) VanessaL - the space next to the garage is the 4th bedroom/study, yes we have considered the dog leg in the hallway but we actually preferred it over a long straight hallway, to allow a little more privacy at the back of the house when the front door gets opened, people wouldn't be able to see all the way through the house to the back fence.. also the toilet your referring to is accessed via the ensuite so wont actually be walking past it on entry into the master Andy Pat & Liz Henderson - we have considered the northern alfresco blocking off the winter light and we are intending on having liz's idea of a angled roof over the alfresco or windows above the alfresco roof on the raised ceiling of the living included in the building design.. Liz we would love to see your photos Girl Guides - yes our cool breezes would come from the S, the garage is locked into being on the west as that is where the driveway access already is and changing it is a cost we would like to avoid Oklouise - this is a great plan thank you for your input we have considered having the ensuite on the external wall but then realised it is either going to be the toilet on the exterior (forcing still to have a sunlight) or the shower, where being so close to the fence (1m) the window would most likely only be a long high window - possibly being less effective than a sunlight window anyway? We really like your layout of bedroom 2 & 3 altho we are planning on having a window on the external wall above a sink in the butlers pantry.. and we really do think we would like to keep the dog leg in the hall Please note as well - the estate we are in requires re-assess that is why we have the rear roller door from the garage up the side of the house...See MoreInterior floor plan ideas - first renovation

Laura really wanted a butlers pantry, but I don't think we have the space, but I was trying to have some sort of walk in pantry. Comments (7)Hi Jodie and okLouise! Thanks so much for your feedback. I was considering an island bench just to try space out the kitchen area a bit - the only issue with this option is that we'll need to do a bit of rework on the jarrah floorboards due to the gap left once the internal wall is removed. This is definitely something we're considering, I'm just cautious that it could be a tricky exercise (acquire the fill in sections of floor board, have a tradesman secure them/nail them and arrange sanding / oiling of the small section). I'm also a little cautious that the fill in section of flooring will stand out like a sore thumb... but we'll weigh this up and make some phone calls to see how tricky this would be. Sadly we don't have a floor plan. I'm going to sketch it up in AutoCAD once we've taken measurements of the entire house - this might take a bit of time though, so we thought we'd just start by measuring the kitchen / lounge first. Without trying to confuse you, the rest of the house is: - dining room through the internal opening (no door) right of the kitchen - internal door opening to hallway and bedrooms/bathroom opposite the kitchen - laundry on the wall on the RHS of the kitchen (from the views provided) And you're quite right Jodie - I was hoping to have the range hood as a feature! I think it will suit the style of kitchen that I'm going for.
