Comments (17)Thanks everyone for the feedback. @kjs we had considered putting the ensuite where the WIR is, but this would mean it would have no windows and ventilation could be a problem. The kitchenette is a great idea. Maybe this could go where the cupboard currently is and this would then not impact on the size of the lounge. Turning the lower level into an apartment in the future would also be possible. We could include a door in one of the windows at the front or side of the lounge to provide a separate entry to the apartment. A partition wall could be added to the opening between the lounge and main entry to make the apartment completely separate from the main house. The niche at the entry is proposed as a seat with shoe storage below similar to this but without the cupboard. And yes we will definitely have eaves. We are thinking of a skillion roof but that’s the next stage after we get the floor plan sorted. @CP, @jmm1837, @10anp, @Najeebah. The location of the MPR is a great dilemma. Its location at the front with the handrail look down into the entry and lower level should add greatly to the open feel of the house, particularly at the entry with the void and MPR open above. Moving the MPR may have some practical advantage but may lose out on the architectural feel. Having the MPR far away from the other living space (in its current location) may also have some practical advantage. Many considerations, but on balance we are still leaning towards the current arrangement. Considerations are efficiency and practicality of the space while maintaining the architectural feel. We also want to maximise the potential future resale value. Maybe the wow factor is more important? @Architest, thanks for the encouraging words that we are on the right track. With the split level design it has been difficult to locate the stairs and maintaining the entry width (2.2m) as you rise to the upper level is what we have tried to do....See MoreFeedback on New build family home plans
Comments (36)Hello houzz helpers! We have a rough new plan! The kitchen, living, dining are on the north and bedrooms are on the south. We are planning to push the house to the rear (south) of our 1 acre block and have a long driveway. We can look out onto our beautiful (in time) front yard and watch the kids run wild! We plan on using landscaping along a front fence for privacy. I am concerned with the size, in regards to being way over budget, but I am hoping the simple shape of the roof will help to offset some of that. I was thinking I would get the plan as close to what we want/need then get quotes and scale back if we need to, which will involve another post on houzz ofcourse! Comments (27)I'm not here to argue, but an approved plan can be resubmitted as a variation for approval. The blind acceptance of an approval limits your creativity, and the clients ability to obtain the best possible solution. This problem requires thinking outside the box which is what we have offered. The client must decide if the process and cost of approval of a variation is worthwhile. They shouldn't live there wondering if only we had done this or done that due to a blind acceptance that once approved there can be no variations. Realistically everything that has been suggested should result in the need to seek an approval especially when changes to plumbing are considered. Erase what you are not happy with and redesign that space without the shackles of poor space planning. Comments (51)siriuskey, Yes, the courtyard is open to the sky (no roof over it), I assume this is what you mean by double story. Ref. below photos, I would love to get this look, especially the first and last photo, where you can see family living space from the first floor. I can't achieve this in my plan as it eats a lot of floor space upstairs. The referred plan (photos) has a very big void combining staircase, hallway and dining area. I know it is not easy with cooling and heating when you have such a big void. So, I explored a few ideas (with my limited knowledge on this topic) before achieving the current floorplan. I have also thought about, in my current plan, extending the void on the staircase to the dining area (it is more like L shape) but i wasn't sure if that makes any difference. keen to hear your thoughts....See Moresiriuskey
