Hi needing advice on our kitchen layout
Ok hubby and i are debating where to put sinks and dishwasher 🤷♀️
1. do we put the dbl sink in butlers with the dishwasher? (small bin draw will be in there)
2. put butlers sink next to the stove or in island bench? (dbl bin draw will be in island bench )
3. where to put microwave? (we dont want it under bench )
advice would be greatly appreciated .

Comments (11)From what I can see, I agree with the others. This seems like a pretty good layout and if it's working for you, I don't see any reason to change it. The only thing I could see adding is a prep. sink by the window. My kitchen sink looks out over our patio/pool and I have to admit, it's really convenient to reach through the window and dump out a drink, or use the sink. That being said, we don't have a bar ledge, but instead have a counter-height patio table, which seems to work better. Instead of passing food through, and then walking around. I leave it on the counter, walk around, slide open the window, and grab it. The pass through is for just that, but when we're sitting outside, everyone has their back to the kitchen window and facing the pool, or watching the "Grill Master". Most of the homes around my area have ledges, but I have found that it's more, in the way, than useful, since we have to reach over the ledge and through the window, making the interior counters and sink, harder to access. The pass through window is actually 4' tall sliding doors. The benefit is that the window sil is completely flush, with the counter and pass through area, and both sashes, are moveable. As for your interior, the only think I might change, depending on what's on the other side, is instead of having the breakfast bar as it is, I would eliminate it and put one large island, with the cook top, that extends all the way to where the breakfast bar is now. Comments (11)as usual the Real Estate floor plans are not consistent (ie the living and dining area is shown as 4.5 m wide and the kitchen is 4.8?) but, based on estimated measurements the most effective improvement will be achieved with a new kitchen by removing the tall corner pantry and the wide cabinet (and thick brick?) wall next to the fridge and installing base and wall cabinets along the fridge wall with a small base and wall cabinet around to the side of the window and replacing the island with a flat 2400 x 900 counter with knee space and/or shallow storage on the dining room side and drawers for pantry storage next to the sink cabinet i can't see any advantage to altering the laundry and if you don't need the study nook i imagine that the space can be used for extra storage...See MoreKitchen layout advice needed
Comments (48)Sorry Darlene but that's just no good...........a big part of the problem here is your trying to keep the cut out alfresco/outdoor living that is at odds with the style you are trying to work with, and it's causing the squeeze/compromise to the main central internal living spaces. There's nothing wrong with this type of thing in concept but they require experienced hands to resolve elegantly as opposed to a clunky way.... Refer to the plan I posted earlier - there is not one dogleg to be seen. paths of movement are streamlined and neat and proportions and alignments are balanced. What you've proposed above here walking straight into the dining area is not a good option and it makes your house feel smaller - this may be justified in situations say when you have no space in an apartment or unit scenario.........your on 2 acres or something? - your home should feel appropriately scaled and with space to breathe....... There are different plan configurations that will meet your particular brief requirements but the problem you have is that you are locked into this particular perimeter that has developed and then in the process of trying to sort it out you keep forcing/rejigging everything within the same shape/format that is actually not a fixed thing Here are your options: (a) seek some pro design guidance with a professional who understands the style/language you are working with - but don't be surprised if the nominated budget is exceeded in a custom format (b) explore some alternative options what siri & I suggested in considering off the shelf solutions of similar style that may be more aligned with your budget (c) keep going the way you are doing your head in fumbling around trying to DIY design your home but clearly falling short of your vision Best of luck!...See MoreHelp! Comments (33)Appreciate the thoughts and this may be a solid option elsewhere in the country but in my circumstances I don't plan to be moving from this property any time before the kids are 18. It is located in Sydney's inner west, and in a specific high school catchment I plan to take advantage of when the kids are older. Stamp duty to buy the property was close to $100k and if moving out even in ten years to a larger property; that averages $10k a year spent on stamp duty. I know 115m2 internal is tight, as is the fixed layout due to existing bedroom walls, ceiling heights, wet areas, and the like - but there has to be a way to make this work... I have read that 4 bedroom apartments should be 102m2 or bigger. I am willing to make compromises where possible but I really want to create that extra separate room "Multi-purpose room" which can double as a study/work area/kids play area/media room/ad-hoc sleeping accommodation". Paul Di Stefano: I don't think these changes essentially equate to 'rearranging a sock drawer' - this is my PPOR so I am not too concerned what other buyers want or resale value if I plan to hold the property for 10-20 years +... (any trends we design for now may well be outdated by then anyway). Many buyers highly value indoor-outdoor integration. By moving the kitchen to centre, it opens up the rear and creates indoor living->outdoor living link. If I get IKEA flatpack kitchen and DIY as much as possible - have a friend reroute the water/drainage/+his licenced electrical friend...hopefully this work would cost sub-$20k. Adding the sliding door to rear is $2.5k. Sirius- If I go with your style plan then I lose the potential 4th bed space and have no where for relatives to stay, babysitter, nanny; etc :( Maybe it is a possibility that the main living space be used for lounge room and kitchen, we can always put dining table in the Multi-purpose room, then when that room is needed for sleeping accommodation, the dining table be moved to the side and kids can eat dinner on island bench bar; lounge or outside table... ? those doors to each side of the fireplace as you suggest - this space is very cramped outside (2.45m width) and potentially would be used to store trailer or garden shed, there is an old terrace built on zero-boundary there and they have a DA to go 2 storeys; which will shadow the whole area. This is why I planned to make the rear south corner a raised deck and try to channel house activity leading out the existing glass french door to that deck, or the rear sliding door. 2 years agoIt really depends how you work in the kitchen. But if you are having a butlers pantry I would put the double sink and dishwasher in the butler pantry, and the small sink in the island. But it looks as though you are using the butlers pantry space as a servery to outside. And the butlers isn’t really a separate space, without a door. Either way with sinks in island or butlers pantry they are on display.
Your kitchen appears to be a bit of a thoroughfare. Do you need both entrances?Regarding your microwave. Keep it where it is on your plan, but have it in built, at bench height. Similar to attached photo.

2 years agoI like island clear bench. Move sink to back bench. Move access to master to pantry shifting linen across removing all corner cupboards, or eliminate access, but if view then might be lovely to have opp master doors
Will you have a coffee breakfast station where butlers sink is? Maybe no overheads there or simple shelf

2 years agoSorry, I know you asked about the kitchen layout, but may I put in a suggestion for your master bedroom.
With the WIR away from the ensuite, you may find you a spending time walking back and forth through the bed area from one to the other. In my opinion it would be a lot easier to place WIR near ensuite. It will give easy access to clothes for before and after showers. It will give privacy and noise reduction from bathroom users, and person sleeping in the bedroom. Change the entrance door to a single door. In my experience, double doors are a waste. You never open both doors, one is always closed. Okay, they may look grand, but do not offer any practical purpose.

2 years agoHi Steph o, If you have such a wonderful view from the rear of the house, why don't you open up to that view when you enter the house, by turning the kitchen sideways would allow you to do this rather than entering the house and looking at a wall at the end of the passage and then entering the kitchen family dining living room by turning left through a narrow doorway. I would also consider double doors into both the master and living coming off the entrance passageway.
