Hello!
I've just bought a corner block and I'm hoping to put a house up on it for around $450-500k. I'm looking at two storey and four bedrooms. I've seen some kit homes like Imagine Kit Homes which look pretty good, but because it's a corner block (flat land and the previous home has already been demolished so it has services and no strange covenants) I was thinking that maybe I should get an architect or even a building designer involved to get the best out of the block. But looking at a guide of 12-15% of the final build cost to hire an architect makes a $450k budget seem very hard to achieve.
Because it's a corner block it doesn't look like many of the big builders are suitable because they're all designed for a single frontage.
I was thinking of maybe going to an architect to get the floor plan and general design and then having a kit home builder make it, thinking this would help to get the budget down.
Any advice on how I can achieve my dream home?
