Advice on my floor plan
Comments (36)Also, if you are interested in how to use cooling breezes, it's a good idea to look at the Bureau of Meteorology site. There's lots of information here on wind directions & strengths through the seasons. Again, your local conditions may vary somewhat from the BOM site used (MACKAY M.O.), so if you're a local you may have a better idea. The BOM (most commonly) records wind data for its sites at both 9am & 3pm. The data is presented as a wind rose. A description of wind roses, & how to use them, can be found here, http://www.bom.gov.au/climate/averages/wind/wind_rose.shtml The 9am wind rose is shown here, http://www.bom.gov.au/cgi-bin/climate/cgi_bin_scripts/windrose_selector.cgi?period=Annual&type=9&location=33119 The most common wind at 9am appears to be from the SSE, & of moderate strength. The 3pm wind rose can be found here, http://www.bom.gov.au/cgi-bin/climate/cgi_bin_scripts/windrose_selector.cgi?period=Annual&type=3&location=33119 The wind is a now SE to ESE, of moderate strength. Unfortunately, these are yearly wind roses, so won't show seasonal variations. If you'd like to investigate seasonal differences, monthly wind roses, for both 9am & 3pm, can be found in pdf format on the following BOM page, http://www.bom.gov.au/climate/averages/tables/cw_033119.shtml...See MoreCritique my proposed floor plan for granny flat
Comments (11)simply put - massively pushing the functional envelope in such tight/small limits. To achieve this you have to seriously limit/streamline flow/access points and maximise any wall space. So for example the only window into the kitchen really should be say a splashback window. The double access into the kitchen/living is a luxury in context - something has to give here otherwise you'll end up with something that ticks boxes but in reality is not actually very usable .......recommend you check out some Japanese & northern European work to see how this type of thing can be achieved effectively/cleverly when space is limited....possibly here you may be best to consider a living/kitchen/bedroom setup that is functionally zoned/separated with strategic furniture/joinery placement, simple kitchen at one end and bathroom the only "room" created within existing structure.......remember, depending upon existing conditions and what the ultimately outcome it can sometimes be false economy rearranging/re-using elements when you'll get a better bang for buck by popping out a little here and there to free up certain details for certain functional gains......good luck! Comments (73)This floor plan has a single garage, with bedrooms grouped together at the front of the house, the Music Room has been moved to the rear away from the bedrooms as it would make too much noise for those sleeping. It can now be opened up to the family kitchen dining, courtyard and Alfresco and can be used as a play room(/ guest room) giving children great indoor out door play area in view of parents. There's a study with a similar view. A powder room closer to the rear of the house for easy access, The main bathroom is done Japanese style. The master suite has the WIR between the bed and the ensuite, no noise etc when in use to disturb anyone. I have made the passage way extra wide and more like a room which has a linen cupboard, you could certainly make this narrower and add to the bedrooms if you wished, This comes to 204.5 sq m. cheers...See MorePlease help with my floor plan
Comments (18)I'll throw a few ideas around . In spite of what you said about noise , I'd be tempted to go open plan and include the entry into the area . You said about the narrow hallway -- why not do an 825 or 850 wide door to the 'left' of the laundry door , slightly in the hallway ? One thing ( well 3 ) I'd seriously consider if you did go open plan would be to take out the right hand laundry wall , and enlarge it another 50cm or so 'right' into the old kitchen area , and second thing would be swing the external laundry door outwards , and then you could do as big a series of cupboards as you want in the laundry along the right side wall . There's sometimes a problem with condensation forming in cupboards if you use the dryer lots , but a fan exiting to outside should fix that . So , in a nutshell , a bigger laundry but with cupboards . The rest is totally up to personal choice -- you have more space by including the entrance , and more usable space as you don't have to worry about walls and doors . So maybe a TV on the wall where the entry is now , lounge around that , a dining in the middle or the far end , kitchen can be 'square' ( 2 or 3 high lots of cupboards in a square ) , or similar but only 2sided , or along that back wall . Decisions . . . . . . ....See MoreKate
