The only thing I would maybe change is just replace the cupboard doors and drawers fronts, with a flat profile, in the same colour.
But for a rental, if everything is clean and in good working order, why does it need changing.?

And install a solid shelf above where the microwave is now, so the microwave can be positioned there, and give more bench top prep space.

The bench top colour is ideal for hiding accidental stains. why change it if it is clean, and without built in grime.

I wouldn't even change the handles as they match the cupborad style. I sagree with the other people who say that paiting tyles and benchtops just add to the maintenance. Putting a shelf for the microwave is a good idea.

@me me Its just the kitchen is quite old and I cant get past the discolouration in the cupboards. If you see the second picture you can see the drawers are a bit yellowish. Was thinking maybe i should at least give them a fresh coat of paint to make them look fresher and match each other.

If a potential tenant is wanting four bedrooms and your home only has three, then the tenants are not going to take the house, not because there is different coloured drawers.

Actually , I noticed the discoloured drawers , and was going to mention it , because things like that annoy me -- in fact , the window surround behind it in pic 2 also looks to be a different shade .

The rest is livable , BUT I do agree that a more modern charcoal or marble look benchtop would be better . The doors / handles / cupboard colour , handles are all fine . There's a bit of stainless , which ups the glam a bit -- a charcoal benchtop would add to it .

What it does need though is a bit of colour . I'm guessing your tenants haven't been students or unemployed 21 year olds , but more mature families , and you want to keep that demographic ? How about a 30-35cm tall net cafe curtain across the bottom of the windows , maybe in a lighter green or red or yellow ? And it looks like a fluro tube light ? If you ( or a sparky ) can get in the ceilng easily , how about 2 or 3 LED downlights instead of that industrial warehouse vibe ?

@User Yes! My tenants have been mature families, one had just moved out and I was looking to modernise the kitchen just a tad bit to keep up that demographic. Thank you so much for the advice, youre right it really is missing some colour! Ill look into your suggestions :)

I would keep it neutral and let the tenants add their own colour. They may not like your choices. And Pottsy, net cafe cutrtains are so 1980s!

Yes -- they are what someone born in the 70's or 80's was brought up with , so relatable to someone wanting to 'nest' , plus they bring in some colour without painting the doors or similar -- a $60 or whatever curtain is easily changed , mauve doors not so easy haha .
