Hello my partner and I are wanting to renovate our house. Our budget is around 100k which is pretty flexible eithe way. We are open to any ideas on how best to configure our floor plan. We want 3 bedrooms 1 bathroom and 2 living/ lounge rooms. We live on a busy street so don’t mind the idea of living more at the back of our house. We are facing west also if that helps. We are open to any ideas as we can’t come up with any good ones on how our place can work best.

I’ll post some photos below of our place we have had plans drawn up in the past but have changed our mind on how big our renovation will be. Thank you

Also I have given a bit more thought about trying to sneak an ensuit in. If there was a way to have an ensuit that would be ideal I know would blow the cost up a bit but am prepared to pay a bit more of one

Thanks Gioenne, From all accounts the owners have no issues at all with this. One simple floor mat and they are ok. The shower is also large (2.4m long) so you have the ability to dry yourself off comfortably in the shower itself before stepping out. Our clients initial concern was regarding the old adage of the WIR being between the bedroom and bathroom and the possibility of moisture. We've designed it so that the wardrobe itself is large (approx 4m x 2.4m) with high ceilings and enough ventilation from bathroom and bedroom to ensure clothes are kept pristine. The lady of the house is thoroughly enjoying both wardrobe space and no moisture issues.

much as i enjoy building and renovating we usually employ a professional to take overall responsibility for big jobs..if time is an issue then this is where the professional builder can organise everything for you and make sure the trades turn up on time, follow agreed plans and consult when things go wrong or suggest alternatives..in our experience tradespeople and suppliers are much more reliable when they know you (or your builder) are recommended by a known source and know that you'll pay on time...our regular plumber, electrician and carpenter can be relied upon to be available on a weekend or public holiday to help keep our jobs moving and because they are in the business will introduce other vital trades like water proofers and tilers etc.....there would be no reason for a stranger to do that ...if you only plan to do one renovation on your own home i strongly recommend that you employ a builder and then you need only worry about the budget and fine details but, even an experiences professional would hesitate to give a fixed time as weather and delays with supplies or unexpected illness can slow everything down as only one step needs to be delayed to interrupt the best plans but you can help make the process much easier by taking time, researching options, pricing fixtures and fittings, posting questions on HOUZZ to help with ideas and consulting with several builders to clarify what you want to achieve and they should be able to recommend a designer to finalise plans and help guide your progress

The original design looks quite good , but I did wonder at that $100k figure !

Even the revised one looks like you are demolishing the laundry , and adding maybe 3 metres across the whole width at the rear ? That will be reasonably expensive , and means you'll have to change quite a bit as far as plumbing and power etc goes -- I'm guessing its a weatherboard place on piles/stumps ?

Without seeing measurements , you'll end up with a pretty big Master , I assume you'll include the ensuite and maybe a Walk In Robe within the existing lounge wall size , that requires framing but also likely changing plumbing and electrical .

Whilst I understand 'living' more in the rear part , possibly keeping that as a lounge , and effectively building a new bedroom at the rear ( whether it's the master or not ) may make as much or more sense , for less cents haha . Is the current Master 'livable' size wise ?

The other quick observation is that the new lounge appears small -- that may suit you , but at some stage you'll be selling , and it may take you down potential buyers lists because they want a larger lounge and/or a second family space . If it's a 'cheaper' area , you may be overcapitalising doing too much , but in a more upmarket area it may be worth spending $50k or $100k more and appeal to 80% of likely buyers , not 20% ?

Yes it’s an older weatherboard place we are trying not too over capitalise which is why we have changed our idea on our first plans that were drawn up. To answer your questions.
The current master would be big enough to keep as master.
In my plans I draw up in my last pic I would include the ensuite and wir in the current space yes.

Also this is another plan my partner has just drawn.
