Comments (30)My advice is to think about the working/function as you need it for your family. Prioritise that (as a starting point) and get that happening somewhat free of a "box" shape extension and see how that all sits - it's like you're trying to squeeze it all in to a specific shape and then struggling with certain details....you're suggesting/entertaining ideas like a functional laundry/bag drop zone etc which 100% is important/relevant for a busy family of 4. The problem seems that there hasn't been true clarity on the function/requirements before the design has been proposed. Is it too small? Well it depends on how exactly you intend on using it - how many people need to be able to sit at the table or on the lounge etc..this will dictate scaling - whether or not you'd like a butlers pantry or not. Is the 3rd toilet needed? Well ultimately nobody can tell you that one way or the other - you will know whether functionally that is a requirement necessary for your family - all these are questions you will have (or need to establish) an opinion/position on one way or another and then (should) be able to work through (more effectively) & resolve with the architect whom you've engaged.....you are obviously staging the project which can be logical/necessary, and given this there may in fact be alternative and arguably more cost effective design options available for you (such as a 2nd stage "clean" extension for a master suite), but realistically that involves greater understanding/information of the site/context and your particular budget in order to provide specific advice/suggestions as to how best to achieve your goals...Good luck :) PD...See MoreHelp with kitchen and laundry layouts
Comments (9)Hello jbakerfc, I can see how this can work. It needs to run in straight lines! As you step into the kitchen from entry immediately to your left is a linen/store/broom cupboard then wall to laundry door. Along the other wall an under bench WM, trough and one meter of benching makes laundry. (where it is now I'm guessing).Then use the full depth of that lost space for step in pantry with a cavity slider. 1400 wide by 1600 deep: enough to store feed the hungry hoards! This is that side taken care of! to the right as you enter from entry, is 'frige in situ. One long 3.5 m bench along the outside wall: stove right hand end of bench, closest to entry. At the other end place DW and SSS with chunk of bench between. There would be one meter from front of stove to side of 1.2 wide fridge then door to entry. In free space place an island bench: aprox 1.9 x 1.2 Working at this in kitchen you would have your back to the window and be looking into laundry. it would be wide enough for back to back cabinets or stools to traffic side or ends. I think the family room cabinet would swing round to back the bedroom. be great to put in cavity sliders instead to open it all up when you want to. I hope this makes sense to you. I do hope the living rooms are to the north for maximum solar gain to keep your heating bills to a minimum. Comments (35)I mentioned earlier to think about dropping the wall next to the stairs to hip or slightly higher height to allow for the TV, as this would further open up the top floor and perhaps show the street art, ie the framed print. I know that you don't want anything else hanging from the ceiling but because of the ceiling height you will need a reverse hanging fan to bring all the warm air down into the room that will sit up there if you don't. The heater is because you had one shown in your posted floor plan, this is one of the fires available on my 1997 CAD program, that's the colour it comes in but can be changed within the program cheers...See MoreFarm cottage Reno - advice on internal layout
Comments (7)Hi, is the storeroom next to bed 1 going to be a bathroom, as it’s a long way through the living spaces to bathroom between b 2 and 3. This will impact layout recommendations.
