I will start with an admission - I have read nothing of the comments. However I have helped a friend design a compact laundry. Here was how we did it. 1. Start with a list of everything - and I mean everything, include pegs, those little lint ball things for the washing machine, buckets, mops, vacuum, airers etc - that you want to store in the space. 2. Break that list into where you want to store it - drawers, wall, or cupboard - and then rewrite the list as cupboard, drawers, wall etc.As you are doing this, see if you can store those items elsewhere - we added a ceiling airer in the bathroom using pulleys. Also mark any item that a special storage gadget might help. We added to the back of one door (I think they were custom made 925mm and 2300mm high) a hanger for the vacuum hose, and in the cupboard a hanger that slides out for the brooms and mop. 3. Go measure the space you have, and be exact - if the measurement is 1457mm it is 1457mm. Also, see where you might "borrow" space from. We managed to add another 650mm deep, 750mm wide cupboard by swapping the two bedrooms around, and using space in the guest bedroom wardrobe. 4. Draw up a plan, and be really specific. If you think you need four drawers and a top mounted sink then plan that way. Whilst you are planning think over whether you want top spec and not hide it, or to hide it behind really nice doors. We used reasonable quality from Bunnings and modified because it was behind doors. Also, don't be afraid to "borrow" something from a different zone. In my laundry I used a round kitchen sink, because I didn't want a really deep laundry tub so I could use the room underneath. 5. Go and find a really good quality cupboard manufacturer or builder and ask them to look over your plan and ideas. They may tweak to assist, but remember you know your space and what you will be using it for better than anyone. In my friends case, she had a brother who assisted and made a super looking set of doors. As to resale value, that depends on who you want to buy it, but I have one piece of advice - don't go for the resale value, do it because that is what you want. In my friends case she turned her laundry into the bathroom, and then turned the oversized bathroom into a very natty study. Good Luck.

disappointing that your landlord is not more responsible and more difficult if you're at work and your partner is not well: if there's no legal agreement about who owns what and you've been told to "deal with it" disposing of anything that you can't use or is not obviously valuable...it's not safe to raise the washing machine without a specialised washing machine stand and it will be more comfortable left on the floor to use the top of the machine as work space... try the simplest cheapest options and keep only the essentials on a shallow lower shelf and hopefully the top shelf may have room for some of the culled boxes from the bedroom...check out the various shelf options in the on line Bunnings etc catalogues ..unfortunately the paint can't go in the bin so make sure the lid is secure and with the help of some hefty friends carefully enclose the paint can in plastic garbage bags (in case of spills), load it in the boot of the car (supported by something to keep it upright) and take it to the nearest recycling garbage tip...hopefully the worst that will happen is the owner will need it replaced if/when she wants to do more painting.. if you need an oven it could be worth finding out the cost of a repair but it could also be no more costly to consider buying your own convection microwave and use the old cleaned out unworking oven for storage of some of the stuff out of those boxes...for the rotting kitchen bench there's a product called "builders bog" that can fill in all sorts of horrible problems and then (carefully covering all the other surfaces use a cheap can of (red?) spray paint to at least make the bench look a bit better and, one box at a time you can take control of the situation, best of luck to you

Gorgeous brick pavers, I love that look for the floor! It has a rustic appearance yet you're right- sophisticated, even an elegance. I think this would suit the feeling I'm wanting for the room, the pine boards have a rustic appearance, this would go well with them. We have a 1m square oak table with cross back chairs for the dining section and a La Spezia 3 light pendant (Beacon), farmhouse sink, timber hood cover to give you an idea of the look we're going for. Thanks very much for your thoughts on this. I like the idea you're going with, but yes, we have the window and door in already. Door could be trimmed if necessary. It wasn't until the window was already made and the wall sheets and cladding was removed that we realised the original kitchen layout had the back door next to the window, and the door into the laundry section was a modification. I most likely would have put it back where it was originally or had double doors. It made no logical sense for the back door to be a thoroughfare through the laundry, eliminating valuable storage space. I may have just left the kitchen in the original layout and made an entry into the laundry from the kitchen side for a laundry/butler's pantry with fridge in there. Removed the side window for more wall space for storage and changed the existing door to a window. But it's too late now, the outside of the house has all been newly clad so doors and windows are as is. There's no other possible place in the house for a laundry. It is a very tight space. Plan to build an external laundry studio in the future. The one in the house would be temporary, yet need it to accommodate a washer dryer combo for now, and be suitable for prospective buyers/renters in future if the external laundry doesn't eventuate. This is the original 1960's floor plan. A previous owner made internal access into the laundry and made bench space where the original back door was, the next owners opened up the living to dining room and blocked up the hallway doorway which became the fridge space. The cornice didn't match up in the hallway though where the old doorway was. They had made a shelf from the cut out on the hallway side, and the protruding section in the kitchen side became a kind of bulkhead for the fridge. Old hallway We've rebuilt this so that it could have an upper cabinet on the kitchen side/ hallway later if needed. But the lack of space in the hallway didn't allow us to build a linen cupboard, so that will also be needed to be included somewhere in the house. At this stage, thinking we will have to configure the laundry space to have a linen cupboard/ broom cupboard between the dining room and laundry section. Open to ideas too for storage in that limited laundry area space. I'll add more measurements to the floor plan for reference.
