I would change the stair design to have a flat landing rather than spiral risers. The will extend stair space a little but well worth it imo.

For 3 bedrooms upstairs I’d want a larger vanity in bathroom. At moment only one at a time and the powder room is too small to assist the load. I’m sue okl will come up with a better option.

I'm not sure how but I world imagine stairs where the laundry/powder area is behind the garage would probably be a better option

The downstairs laundry could be bigger it wouldn’t have enough storage for large family,. Do you need a shower downstairs?

You can add access from family living into the area under stairs too for good access

I would add another window in the dining room on the Nth wall adjacent to the sliding door. And I’d close in the entry to the verandah from the living room. The verandah is too narrow to use for anything other than a walkway so you’re unlikely to use this exit and not having it will give you more flexibility with furniture placement. Ditto rethink if you’ll actually use all the French doors that open onto the verandah. Are you living in an area where you’ll have them thrown open for fresh air? (Security, kid, pet concerns). I’d keep the study set as having them open whilst working would be lovely. The French doors and living room exit make partial sense if you’re planning on using the side yard as your backyard but in that case you’ll have no connection to your living/dining area, and there is no logical place to have a fence for privacy. How will you use this space?

I agree that upstairs has a bit of wasted space. If you move the master door closer to the stair case you could enlarge the WIR. At the moment the robe is a little tight for two people.

If you're making changes to the upstairs layout, it would be great to swap 'Áctivities' and Bed 4. That would give the Master a little more privacy and get a bedroom away from the summer heat on the west side of the house.

Agree with Kate about stairs, change to a flat landing or at least 1 step only. To have decent stairs you may need an area of 2200mm x 3000mm. I would definitely change if you can. Enlarge the bathroom upstairs by putting the linen cupboard into the activity room. This will then give more room for double sinks. The area at the top of the landing is not a “waste of space” it is a walkway to all other rooms, and gives a more open feeling. Not knowing the ages of the occupants, who would use the upstairs activity room. If it is teenagers, then sound proofing and privacy to other bedrooms would be a priority consideration. At the moment all rooms would hear all activities taking place. If parents are going to use this room, then who would be sleeping in other rooms that would be effected by this. Delete door in lower living room. The room is small and needs wall space for furniture, taking into account approx 1000mm is a thoroughfare. Install door out to yard in dining room instead.
If the top of plan is direct north, then I would install retractable roofing all see through roofing on alfresco to let the winter sun into the back rooms. (Depending on your location in Australia eg: MELB different to Darwin.) not a solid roof.

Suggestion to reconfigure master ensuite and WIR

Where is all the storage for the home downstairs. Linen, towels, Christmas trees, vacuum cleaners, brooms. Etc etc.

Under the stairs with access from the office can be very useful storage space.

To give a bit more context - the wraparound verandah is more for aesthetics and to address council concerns about addressing the secondary frontage (the eastern boundary is on a laneway). We have a smaller yet similar verandah as part the current house on the block and spend more time there than on the northern side of the house - a hedge and mature tree in the south-eastern corner provide ample privacy.

@Kate and @dreamer Hadn't even thought about the stair configuration, we'll definitely ask for a flat landing.

The vanity in the upstairs bath is I believe a placeholder illustration however pushing into the activity space sounds like a good idea to make things a little less tight for what will be the most used bathroom.

@Kate We are also a little concerned with the size of the laundry but feel the downstairs bath could use a shower for future proofing - allow formal lounge to become a bedroom if required (although I guess there's heaps of room for an ensuite if that happened).

Storage-wise, we're hoping the garage can be taken to the boundary so a wall of cupboards can be added, along with cupboards in the activity room.

@bigreader The door from the living area to the verandah was added by the builder. Agree it is pointless and compromises the room, we will ask to delete. Adding access from the dining makes more sense.

@jen876 Switching Bed 4 with the Activity space is an interesting suggestion however I feel like this would make the stairs feel very enclosed as they would need to be walled in - keen to hear how this could work though.

@dreamer I like the suggestion for reconfiguring the ensuite/WIR to make better use of the space.

Services including clothes line will run along the western side of the house. It will be tight but should be workable.

Okay, if you spend more time on the east side of home, which is understandable, then my suggestion is to put your laundry and powder/shower room on the north side, in the awkward shaped back yard, with this being your utility area, with clothes line etc. then reconfigure kitchen, dining, lounge to orient more to the east. The northern winter sun will still get into those rooms if they are full of windows on the east side. Have a small mud room with storage before entering living area. Already Having a home on the block means that you are aware of the best places for your piece of land and you should stick with that and use the block to its best potential.

@dreamer sorry my comment was more to highlight that the eastern side is very much worth utilising as a secondary outdoor space, not that we don't want to use the northern side - even if we're chewing up a lot of with the covered alfresco!

unable to read your dimensions so my suggestions are based on comfortably sized rooms and easier to make sense of the wasted upstairs space is to reduce the oversized master bedroom and rearranging the laundry and guest bath allows space for a pantry but consider omitting the external laundry door to avoid having to carry washing along such a long narrow side path ..much easier to walk through the dining room to the backyard and one less door to remember to lock and i've also reduced the extra external doors in favour of windows for easier furniture arrangements and easier security and fly screening
