What’s the goal of the renovation? What is the problem now?

Wanting to modernise. Was hoping to have a slightly larger kitchen (5 bed  house)

I’m a bit lost as to which room is which and can’t read all dimensions. Can u make up a better plan.

Hi Lisa, doing a Kitchen renovation as well as removing this load bearing wall supporting the first floor wet-areas is going to be costly, (and not sure what you regard to be a Crazy amount of money) . That aside though, I actually don' think you will achieve what you are wanting by removing this wall, especially as the salon room has a bay window.

My suggestion would be is to find a local Kitchen designer / manufacturer (here on Houzz) and arrange for them to come out and discuss what you hope to achieve and see what they come up with. One thing that comes to me from the information I have here would be to suggest extending your kitchen out into your dining room and this may then also enable you to make the peninsula longer too.

Having a professional come in and see the whole space and how your need to use it will help them to make suggestions and design a kitchen that works for you.

We want a larger shower and vanity. It is really small. We don't use that outdoor area at all.

Thank you. We're hoping to spend under 30k. I'm not sure the wall is load bearing? The bay window is complicating things. I have considered going into the dining but it's not a big area and we're limited by the glass door opening to outside too.

Given its two story you need to get a builders opinion on cost before you plan on moving walls. A $30k budget would barely get walls moved and new kitchen in a single story. Better to know the restrictions upfront.

In the original post you said” wondering about removing that wall”. WHich wall do you mean? The wall between the kitchen and playroom or the wall between playroom and laundry?

30k is just for the kitchen. Wasn't clear, sorry. We just want a more open, modern kitchen space if possible. Was considering adding laundry cabinets alongside kitchen so that current laundry can eventually become a more functional bathroom.

What is the width of the current laundry? It doesn’t look wide enough to install a new, larger shower recess and keep the toilet in its current position.

my suggestion would be to use the playroom for a new laundry and pantry, enlarge the bathroom in the old laundry space and remove the hall wall to achieve a kitchen with modern island BUT if the hall wall can't be removed within budget consider using the family room space for a new kitchen with island
