Water coming from a retaining wall

Hi,

I bought a house a few months ago. The house behind my house is higher than my house and therefore a retaining wall was built so that a fence can be placed. The problem I'm facing is that rain coming from the gap between the first and second wooden frames as the image shows. So I'm wondering what's the best way to close these gaps and prevent the water from pouring into my backyard in a large quantity?

I was thinking of nailing thin frames if that works but some of the wooden frames are not even therefore a frame will not work. So is there any type of filing that i can use to close these gaps?

The retaining structure appears to be wood. If water is flowing through the gaps, then eventually the wood will rot and fall apart anyway. I would install a professionally built retainer wall. There are many products available to suit different budgets. The important part of a retaining wall is to ensure the water is draining away correctly. Even if you install something to fill the timber gaps, the wood is still going to rot.

It’s been very wet everywhere recently. The wall doesn’t look like it has previous storm water damage so it may not be an ongoing problem. As alluded to above drainage may be a problem. Water will always find a way and sealing up those gaps will force the water to come out lower or higher. There are lots of posts on the internet about neighbours responsibility to retain storm water from their property on their property. Also lots on who has the responsibility for retaining walls. Have a Google and a read.

Thanks all for your ideas and suggestions. We do plan on waterproofing :) I’m in Perth and the area gets probably about 6-7 hours of full morning sun and then part sun in the afternoon. The Murraya peniculata looks nice, does it have a nice smell? Could I put a smaller plant or hedge in front of it? And how often does it need to be watered? Another idea was to put star jasmine on a trellis and a smaller box hedge in front. Or those plants that look like a hedge ball (if that makes sense haha). Thanks again :)

I wondered if you are in fact required to have a barrier at the top of such a height? If not, a shrubbery seems a very sensible idea. Agree about the drainage, I'm seeing a lot of bending retaining walls around here, it can take years even many years but it's a nuisance to remedy once the garden has grown up around it.

I wouldn't build anything more on top of that. Stability is really important. I'm also wondering about your local rules if you build a new wall, how high does it have to be above the upper patio for safety, what are the rules for balustrades. Sorry, I'm not much help about that aspect, I'm aware of some pertinent questions but not the answers. Especially as they seem to vary in different jurisdictions. I've known of people who had to raise balustrades to meet code when selling, and I've seen listings with no balustrade above a sizeable drop where I've thought how is that legal. You'd really have to find out what your council requires. There should be info on their website I think. If I had the space I'd put in a more gently sloping garden bed, but I come at it from the point of view of someone who always wants more space for plants. :-)

oklouise: I appreciate your idea. Sounds good. This is the access which is on the northern side of our lot. Access to the back of the property. The lot is E-W rectangular plot. The access upto the gate would be frequented by meter readers from the front of the property. The gate comes as shown after the down pipe with the hinge on the pole affixed to my wall while the other pole goes butting with the retain wall and as the fencing guy has told me he will put in non expandable grout to hold the pole in place and there would be a bare 5-10mm gap between the neighbour's wall and the pole. The gate would open inwards into our property so as u look into the photo the gate open inwards right. Also I could not gather the concrete bit maybe concrete language is hard for me to understand. i will ask my landscaper but if youcan shed some more detail for the approach that would be very much appeciated kindly. We are not planning to concrete but if that is a way then we can think. We are actually planning to put in thick liimestone steppers and decorative stones. Any other fair ways/ideas for landscaping on this stretch is welcome

The should be drainage behind the wall but excess will weep out. Don’t block the gaps without leave somewhere for the water to go or the resulting pressure can cause wall to fail
