Help with the design of a small holiday house
Comments (63)my suggestion are based on the fact that mum and dad are usually at the house alone and aims for simple two person accommodation that can be rearranged to suit a crowd...the kitchen cabinets are the only fixed objects in the room and include a tall pantry, base cabinets and/or drawers with open shelves and wall cabinets and space for several people to work side by side with a small extendable dining table, two chairs and a bench seat (also used as a place for newspaper and lamp etc behind the recliners)...a patio with big table for outdoor eating under the shade of the tree with extra bench seats that can also be used inside... there's space for a small divan or night and day lounge with a wall hung tv and the corner bedroom door allows for much better circulation space in both the living and bedrooms with preferably a sliding glass door for indoor outdoor connection with or without the original front door and, based on the size of king single beds, there's no other arrangement that would allow both beds to have a view to the lake and there's just enough space for a biw, small desk and two chairs...See MoreScandi kitchen diner
Comments (4)It would be an odd mix to team a glass splashback (which can be quite expensive to make and install), with a laminate benchtop, which is perhaps the most cost-effective benchtop. Even though you said you don't like tiles there are some large format tiles (600 x600 and larger) that are quite cost effective, and with a small kitchen you may only have a couple of vertical grout lines. They would probably be a better match for a laminate benchtop than a glass splashback. Some photos of your kitchen and selections may help get some relevant suggestions. Comments (14)yes it is a bit of a quirky layout - but for that budget realistically you'll be limited to cosmetics/fit-out upgrades and minimal alterations - there's no way that budget will stretch to cover both renovation + an extension. Advise you seek professional advice in regards to options and likely costs involved one way or the other..., as off the bat, if we were approached with this general brief & budget, we'd be saying likely double or triple it to get it properly reconfigured....the tricky thing on these is where do you draw the line and whether or not it's actually worth doing anything unless you are able to achieve an overall result that makes sense. The issue is that the house zoning is all over the place and if you're going to do anything the whole thing needs to be pulled together to make more sense and function more practically with say main living, master area & secondary bedrooms/kids zones properly organised and positioned so as you correctly identify, you are not doing the "wierd" transition across certain spaces into another than doesn't make sense in terms of the overall residence. Whilst you may have a reasonable amount of existing space, by the time you get it working practically to your needs by trying to rejig within the existing perimeter, you'll be staggered as to what the costs will be. This is a classic example of what we deal with regularly, and more often than not these types of projects scopes will involve (a) increase of budget to achieve the scope and (b) a delicate and carefully though through solution that minimises work to existing and consolidates the spend as cost effectively as possible, which typically is achieved by some form of "clean" demo & extension solution......these days it is often proven false economy to rework within existing building perimeter unless it's confined to relatively cosmetic only upgrades.... Comments (10)with 22m to the rear boundary my suggestion would be to build a separate dwelling using a variation of the house plans on the yourhome.gov.au website and connect the two building with an extension of the existing covered deck to make a shared alfresco...the new building would have a raked ceiling with the roof sloping down from north to south.. the web site has detailed plans and specs suitable for Adelaide that a builder could use to estimate costs eg 150sqm @ say $2000-$3000 per sqm depending on materials and quality of finish and contingencies but you'll need to discuss your ideas with council as there's also a restriction on the total area of the block that can be covered with buildings but something like this could work with the mancave extended from the carport but you also need to ensure enough light and view into the family dining and kitchen...See Moredreamer
