Comments (8)if the 1300mm island has stools along one side there needs to be about 30cm knee space for the stools and the other side can have standard 60cm deep cabinets or drawers but there would be another 40cm depth that can't be reached from either side..unless you have a specific use for the extra deep counter i suggest that a 1000mm depth would be sufficient and make the walkway around the isalnd more comfortable OR some of the extra space could be added to the laundry and pantry...See MorePlease help advise criticise & feedback on my split-level house design

We had a lengthy discussion with my artchitect during the week and we agreed that he would revisit the whole concept, with particular regard to how spaces are distributed across the split levels. Comments (54)I was also going to suggest that you drive around your area looking at any new builds, who's building them and what Architect/Design firm has been involved. You could introduce yourself to any builders that you felt you might be interested in working with, call the Architect etc to discuss. If you can find locals to do the Job that's a plus, if there are any problems they are on the spot to sort. One of our Houzzers had a very bad experience where the Structural Engineer changed something without consulting anyone which ended up causing a major problem and expensive to boot. As annb has rightly pointed out you don't need to employ the Architect for the complete job as this will be more expensive, if your builder is good at his job he will manage everything with your input. Architects plans can be more detailed/complicated and sometimes there may be the need for the builder to check back with him/her. Plans are for timber frame wall and roof construction, rendered hebel panels for all external walls and colourbond custom orb roofing. Party wall construction with 25mm gyprock shaft liner panels. Laminate timber flooring for living areas, carpet to bedrooms, tiles to wet areas, stone bench tops. Exposed aggregate concrete driveway & front footpath, grey concrete/paving to side path & pergola area. The market for these homes is predominantly downsizers, first home buyers and possibly single/separated parents with young children who do not want a large block of land. Basically nicely completed traditional/modern homes with above average finishes but not too high end....See Morebigreader
