Whereabouts is the land, so we understand the climate? By that I mean is sunlight access about lighting or about energy efficiency as well.

What are the dimensions of the block and how much overshadowing is there, if you are in a position to know that yet?

Preliminary opinion, I don't think I'd have the kitchen on that side because you can't have full length windows, but you'd need to make provision for external shade in summer.

do you have to have one side of the house and/or garage on the boundary and where is the driveway and can that be changed if necessary ??

Are the homes to be with both sides zero lot boundary or just one side zero lot boundary. The block appears to be only 9 metres wide. What are the development allowances for boundary set backs for your building. I would be relocating the kitchen. I would be putting the kitchen solid wall on the south west side, and have windows and doors on the north and north east side. In other words, flip the entire ground floor layout. With the front garage on the south corner.

@oklouise driveway is on right hand side and it can not be changed.

@dreamer no it is zero lot on one side. I don't think will be able to change the garage location.

Is this a composite plan you’ve put together? The stairs don’t line up and will throw out your whole design.

@bigreader yes, this is just plan I put together copy n paste from other samples. Basically what i was thinking was to have on first floor was stairs then small rumpus then balcony, thinking that it will have better air floor and more light. But bit confuse on if i am on right track as no idea on construction.

a variation of your rough plan but better to add scale size furniture to identify specific purposes for all the spaces and there should be plenty of ventilation with the draft up the stairs, there should be enough north and east windows and extra light can be provided by solar skylights, but as already suggested, you need to confirm local building regulations (including setbacks and size of block to house size ratio), discuss plans with a building designer and/or check local building companies for suitable existing floor plans as custom buildings can often be more expensive and challenging to build but my suggestions should provide an idea of reasonable room sizes

Below is the proposed floor plan builder has send me. But they have mentioned that I can make any changes to the floor plan, just need to keep layout in 25sq and toilet size remain the same.

What would you suggest on above plan anything require changes? I am new to all this and going in circle on what i want? Looking at above below is my feedbacks:

1. ground floor lounge seem waste should guest room move there, but will that affect the light on pathway
2. Before i got this plan, was thinking on second floor to have stair and opposite to have main bed room. And side of the stairs to have rumpus and balcony.

Main struggle i am having to make decision is on:

1. What you thinking on having balcony access common vs thru main bed room?
2. Stair access next to main door Vs in middle of the floor plan

By toilet size am I right in saying this means total bathroom size to remain same as . this effects price? The layout has plumbing taken in a number of locations which is not efficient. The retreat area is really a walk through space
Personally I doubt I would use a balcony off master but others might so depends on your preference and how it works with other things

I doubt you’ll ever use the balcony. It’s not big enough to host people on so don’t use access to that as a major driver for your decisions.

Agree with others. The balcony will not get used. Unless you have a fantastic view and two very small chairs. You will find it will just collect dust and need cleaning all the time. Delete it. And generally I think balconies should be accessible for all, but not through someone else’s bedroom. I would be keeping the front downstairs lounge room. You have a 5 bedroom home, so potentially 10 occupants. A separate lounge area to escape for some quiet is beneficial. The upstairs retreat is just a big hallway. Stairwell position is fine.

If you change position of stairs to the front, then the entire plan needs redoing.

Downstairs I’d swap laundry and bath. This puts bath next to guest room for privacy. As the laundry is wider than ensuite add the extra space to front lounge. In new laundry access the space under stairs for more storage.
Upstairs I have given an option where master is at back. This puts the baths together for better plumbing. Bed 4 can be rumpus with balcony if you don’t need the extra bedroom

was thinking on making the lounge smaller so that living area is much more bigger.

How does making the front lounge smaller make the living area at the back bigger? They are in different areas of the home.

And the front lounge room is 3510mm x 3000mm which is small enough all ready.

please confirm location of driveway and north on your plans as the original is opposite to the new plans and our suggestions depend on direction of north and driveway...

@oklouise the location of driveway is southeast facing. Need to rotate the plan provided by the builder, so confusing
