Comments (15)colours are so personal and look different in different light and what looks perfect in my cold climate may look washed out in Queensland...i suggest you check with the colour advice services available with most major paint companies..the service available locally has a fee that is refundable as a discount with the purchase of paint..having suggested a professional my amateur opinion is to leave the original roof alone (clean?) the style and colour of the unusual terracotta tiles add a flavour of Spanish style to the house and is a point of difference with all the other bland roofs.. i think a simple off white like Colorbond Surfmist for the main walls with all the eaves and vertical columns and the beams across the windows in a bright white, with a colour to highlight stone steps (copper?) for the front door, Woodland Grey for the railings and windows and one or two turquoise coloured chairs and a small table on the front terrace...See MoreHome extension/renovation ideas for tough layout
Comments (8)This is really a job for a professional, as there are so many implications for town planning, fire and acoustic separation between dwellings (covered under the building regulations), legal (are you on seperate titles, or is it strata titled), front setbacks, and structural implications. I haven't seen too many houses that have been subdivided into two units that are on two seperate titles in recent times as the complexities are so challenging with the current planning and building regulations. Your project will need a lot of research and careful management of the bureaucracies, depending on where you live. Your best bet would be to start with a local professional who is familiar with the local planning laws and council requirements. You will find it a lot easier to limit your new work to the existing building envelope. Best of luck, Dr Retro...See MoreIdeas for renovating historic house living room/outdoor access
Comments (35)Yeah I reckon be super careful with this one....be conscious of making changes that will impact the character and balance to the facade.......when it comes to this era and style, scaling of the fenestration is really important......below is a project that we developed a new home, but the client wanted to reference the homestead type of building of similar era to yours.....that entry door with the highlight window is an important thing to keep IMO, possibly you may need to get some further architectural assistance to ensure you don't make changes that are incongruent to your beautiful property...See MoreAny ideas on floor plan for renovation - 70y old house in Melbourne
Comments (5)what are all the walls floors and roof built out of? are the front bedroom and rear living room additions to the original house? is there a step down to the living room and what are the thick sections of wall at the end of the bathroom and study built of?...where are the original and proposed external doors to the backyard? is there a garage and driveway or any good or bad views and where would you have a dining area?.... it's important to understand the existing structure before considering changes eg the dimensions are inconsistent (varying wall thicknesses?) and you have removed sections of wall between the kitchen and lounge but these walls may hold up the ceiling and roof...do you know which walls are load bearing?...See Moreh101
