Feedback on floorplan pls

Good evening all got my drawings today...
Anything you guys would consider and/or recommend.
Dining faces North
Kitchen window will have smart glazing glass window
Bed5 has 2 robes in the sides to create a nook for bench seat which will be overlooking big park.
Will be discussing on the ensuite layout with the builder tomo.

1. Stair is intruding into hall. Either push stairs out or extend the first step sideways into entry hall.
2. Add a door to close off back of house for sound control and privacy, noting upstairs rumpus is open to stairs and the front guest is seperate from bathroom
3. Make island 1200 deep. You have a lot of empty space before island and sink in island so it needs to be oversized.

Sorry to continue....the plan by Louise on the 20/01/2017.... But the laundry ( with internal access or through cloak room) and ensuite to the rear of the garage the master behind...... Then a Wir separating the master form the living or a bathroom...... The a fireplace if required against the western wall central in the house.... The entrance and small cloak room for the winter woollies against the garage and the other three beds at the front RHS with bath near.... The lounge/ kitchen/ dining in a similar layout but with minimal a walls blocking the view from the entry to the living/kitchen .... I like at lease a small wall dividing the living and lounge for the teenagers also.... If I get an chance I will sketch something up. Good luck this the paperwork... Plans are the fun part.

Do you have to use the smaller front boundary for the garage? Is the noisy living space going to work with all bedrooms coming off this space? If the garage went to the south and can it be on the boundary in Sydney, that would leave the middle for bedrooms and the northern aspect for living, as most Australian houses benefit from northern light. The front setbacks would make an ideal outdoor space which high fences or high shrubs if not allowed high fences, if on a busy road most councils allow you to have sound barriers, leaving the entry to the house to come in off the long boundary, which you can make more of a feature. You have a corner block which is always a bonus. The beds will then have a quite zone, the living can have that northern end and cars can be pushed to boundary. Always look at the site before you look at plans. Always make sure the living aspect overrides the plans. Always make sure that living in a space overrides the plans, always.

the second plan is probably closer to your ideal but with east setback narrower there would be more space inside and/or the extra 50cm x 28m of garden is available to combine with the other side or in the rear garden but i think you've added extra to the garage to make a drive through access to the rear but how would you use all that garden space on the western side??..so many options and best orientation and use of the available space will almost always be better achieved with a custom build although there's probably a builders' plan that is closer to ideal with only relatively minor changes but initial suggestion could have more useable space inside and out

I am still not sure why bed 4 is large than other 2. I would move the wall between bed 3 and 4 so it sits over the wall below. This will prob improve the window placement on the facade too.

Thanks Kate... 1. the builder missed adding a feature step which I will raise in my meeting. 2. Good idea

3. We will increase the width of the island in our gallery, that's noted as well. Thanks for ur feedback.. just checking if u have any feedback on the facade. The bed 5 and theatre window is small 1.5m is it looking silly on the elevation?

Personally I wouldn’t do a split robe in b5. I’d put full robe next to doorway. Is it a windows seat? Question what view after addressing overlooking requirements. Would both be better with higher wider windows. I note side windows generally aren’t seen straight on but from an oblique angle externally so will be less an issue.

I know on your previous posts, the double access to the minor bedroom bathrooms as been discussed. I still don’t understand why this is required. You will have more wall space if these cavity doors were deleted. It is only a short distance to access bathrooms from each bedroom through one door only. What happens if your child accesses the bathroom during the night and the grandparent is asleep and has left their cavity slider open. It just is a situation open to people not comfortable in the space when needing privacy.

What is the measurement between dividing master bed wall and Built in robes? It looks a bit close to be opening doors and still have space to comfortably stand. Can the dividing wall be stepped back even another 300mm?

It’s the location of downpipes throwing the elevation out. Talk to you architect about that.

In what way does the floor plan suit your needs? Because there are impracticalities and puzzling aspects about it but there might be reasons why what looks less desirable to someone else works exactly right for your needs.
