I'm hoping if you just measure the floor wall to wall it is the same as other end of room ie 3800mm. (I added the 3 measurements in your drawing and get 3610mm too but architraves may vary it so floor measurement is good. Just hoping you have the same width to make the space comfortable and workable. Wow you do have a large home! So for dining I think a beautiful rectangle table to suit the proportions of the room. A round one needs to be at least 1500mm diameter for six chairs and wouldn't fill the space much. That would leave 1100 ish around the table each side which is okay but may look better with say 21-2500 x 1000 rectangle which seats 8 to 10 and leaves 1400mm room around each side or less if offset for buffet unit against wall. It would probably still leave room for a couple of occasional chairs & small table for casual seating near the kitchen. One thing I harped on to my hubbie about during our reno was the "luxury of space" and you don't need to fill it up...he get's it now. What are you doing with the ceiling beams? Painting them out would help modernise the space too I think. I'm not sure about the bricks yet but would love to see a picture of the empty room. Are you doing without a kitchen during this process?

Running with your second floor plan (and ignore the glass sliding doors in this image) but would you consider changing your 3m narrow splash to a full sized fixed window on half the side and the remaining side create as the cooking area with cupboards, oven etc.? You mentioned you have stacker doors in the direction of the lounge, but in terms of space, from these doors, it's living area no windows at a room length of around 7m, followed by 4m kitchen room length including a 3m narrow glass splash to provide natural light for the kitchen area (cupboards noted above)? From your drawings there seems to be no windows on the opposite wall, is that right? I feel you will need to bring additional natural light into the kitchen area possibly bigger than the 3m glass panels if only 0.6m tall (or similar) especially with cupboards on top. If you're not keen on swapping out the narrow splash here's another example with your second floor plan (and also ignore glass sliding doors in this image) but possibly a tall window or fixed glass panel before your kitchen bench starts - even if <1m wide. Or greater than 1m if you're OK to encroach on your 3m glass splash and make it shorter. If the island bench is not a "must" you could create similar to this image and have a L-shape bench so it encloses the kitchen a bit more. This will help create the next room of your house ie. Kitchen - and you'll gain a few more cupboards if you're really wanting additional. Then have the big fixed window adjoining the L-shape next to the seating bench. You could still have your narrow glass splash with cupboards above, possibly just shorter (only referencing the L-shape and large door in this image - imagine fixed glass full-size wall panel in lieu of door next to the seats. Ignore the remainder of the kitchen). Is this an existing dwelling or new home build? For either of your options, are you impacting your roof-line as your first floor plan suggests you're widening the kitchen by 1m? The first plan I'm guessing will cost more; light wells and extra bricks vs straight wall. As mentioned by the other posts, there's plenty of storage options. You still have a decent amount of room for cupboards including a full-sized pantry next to your fridge space. I also agree with jbantick's of balancing space indoors and out (not knowing surroundings).

I like the bottom left one in the first pic of the set of three you posted. What colours do you plan in rest of the house? The second sample in your first post has some nice colours that you could pick up as accents.

Thanks Fiona. I just wish people would realise you don't need to spend much to make things look good. Everything in my house is either a Garage sale or Vinnies find. I then do it up. I have done so all my life, as I grew up in a poor family with 8 siblings. I must say it erks my hubby but he's gotten use to it. People do walk in my home and always give me great feedbacks and compliments. I have just finished this room below. All this is in SAME room. I just want to show how you can make things look good without expense. The Chaise lounge cost me $80! I did have to add more foam which I collected from someone throwing couch on side if the rd, to the seating & fix the leg. The Floor rug $70 from the Reject shop. The Dresser I painted white was $350. It looks amazing. The wall behind this dresser, I painted with Dulux Pearl STRIPES, it's a suttle feature, but looks amazing. The chandelier $25, I sprayed it Latte and stuck candles on it as I have led lights in ceiling. The long book cupboard was stained brown & again I painted and the chairs on either side cost $25ea and I had the cushions recovered for $40ea. My favourite is the Leather Chair. I did have it covered prof., That did cost a penny, but it was worth it. Believe me I hate spending large amounts, when you can get a better solid piece than the crap that's around. You can see in the background my Dining setting with 8 chairs. That was $350. I just sanded the top of the table and clear varnished it! I can go on & on. As I have so many things I have brought to life. But just want to make it clear to all out there, that you can achieve your décor without spending heaps. Oh I must add, my Brown Italian Leather sofa ABOVE I purchased from ebay including a lge poof, again $350.The white coffee table above was also Brown stained. I purchased for $40. I striped it. Painted bottom white, then just left a clear stain on top as once I sanded it, I found the wood was so beautiful, that I couldn't paint it. The 2 single sofas above, were purchased from Vinnies for $65ea. I didn't have to do anything to them. This is not everyone's taste, but you can buy to suit your own décor. I would love to write a book on everything I have ever changed, just to prove it can be done. So people on a tight budget.......... You can achieve it. Hope this inspires a lot of you guys. cheers
