We have a double level house (5 b 3 b) and want to put a new, larger kitchen in downstairs. We have a room next to the kitchen with a bay window that the previous owner used as a hair salon (plumbing in wall). We can take down the separating wall (non load bearing) so we were thinking about extending our kitchen into that room and adding a laundry in the same cabinetry style - as per drawings. We can then have a less cramped third bathroom downstairs. The area in front of the bay window could be a versatile space - play room at the moment/breakfast bar/mudroom.
My brother says he feels we would be better to close in the opening from the hallway into the kitchen and leave the laundry/bathroom together so that the bay window room is a defined dining or other room (as per the second drawing). We are going with 2pack shaker style and he thinks that would be a waste of money for laundry. He has also drawn up two different bathroom layouts.
Would appreciate any advice regarding layout/other suggestions...we already have two lounges but our dining area is quite small
