You have posted this dilemma before. I would ask yourself these questions. Do you need a bigger downstairs bathroom or a larger dining space? Which is your priority?

Measurements of spaces would also help.

The bay window from your last post has a great garden outlook which I assume is driving the desire for seating here. I’m just not sure if you will use it. I’d make it a ready area with window seat

We need an accurate plan with dimensions

Ok. Bathroom and laundry. A large house needs a decent laundry and storage. What are your needs? Are they being met? -
A bathroom that services one bedroom with a sole occupant or occasional guests doesn’t need a large vanity 750 is more than ample. Same with shower. I would prioritise laundry/storage space including for linen and towels. I have mine combined as second bath/laundry and works well with laundry hidden behind sliding doors. The track is recessed into the floor so I can stand on it.
Now where do you hang clothes to dry in winter? I have clothes horse in living space, friend has a covered clothes line outside. Or a drying cupboard?
Do you need dining tables at each end of kitchen? Try and avoid kitchen being walk through to another family space..
Along with dimensions can you add a photo from front door I’d like to see the entries to dining and living to see how that works.

Original plans are not entirely accurate, they were on realestate.com. 

We already have a large linen cupboard. 

We use a covered clothes line outside. We don't need two dining spaces. I guess my question is which layout is more functional and appealing and is there anything we should consider with either design that we might be missing? We are taking down the small wall at side of stove top as you enter kitchen and wall between kitchen and playroom. Will post photos.

This is roughly scaled off your latest drawing. Is it accurate. I have assumed 600 bench in kitchen

Thanks Kate. Some good ideas. Yes it is to scale. The island is 900 wide on our plans. I like the large pantry in yours.

Is that two pantrys? One next to the fridge?

Yes, some storage in kitchen, it doesn’t have to be full height, could be drawers under bench and spices in overhead if you want bench space of built in coffee machine…. Just options.

would you consider using the room with the Bay Window as a study and make the study a Media room

Access to the Study would be off the Hallway and where the cupboard is so you could close off and use the wall between the kitchen and new study to allow for a WIP

We intend to use the current study as a fifth / guest bedroom and study (hence wanting an updated bathroom downstairs too). We do have guests stay quite often (older step kids etc.) Some good ideas to think about, appreciate the feedback

Keeping sep room makes lots of sense
