You have a terracotta roof. Painting it will be a downgrade. Have you talked to a tradie about the process to paint terracotta? The house in your inspiration pic, which is lovely, has a concrete tile roof. What colour are you painting the render? And what are you plans for the “verandah” and garage?

Thanks for the reply. The render is already complete in colour (ie. tranquil retreat). Yes, terracotta roof but from research it is possible to be painted just needs the right primer to use. The painter has quoted for the whole lot, garage door, verandah roof, gutters, downpipes. Just need to work on the right colour scheme to use :)

I’m sorry but unless you remove the front steel porch roofing, it will just look like a painted steel roofing. I would not paint that. When budget allows, remove it and replace with a timber pergola with balustrade and clear sheet roofing. Similar to photo. Could be painted in tranquil retreat.

And the same with the single garage. Do not paint. Wait until you can afford and have the roof line changed. It will add extra storage and make such a visual change.

Thanks. the house could be short term proposition so we are trying to find the right balance of fixing up,making it nice and saleable, but on a budget so not really looking for major structural improvements at this stage.

Hi Andy, you said you’ve just stumbled onto Houzz? Are you aware of the option to look at inspirational photos and to filter to get more specific pics for inspiration? My search showed up both choices, and they all looked good. So as either roof colour will work, it’s really personal preference. And as both of your proposed colours are neutral, they’re not likely to affect future purchasers, imo. What I would consider, is to have a third complementary colour or texture to break the colour block of white house and colour block of roof colour. Some timber battens perhaps, door colour or some tallish greenery in your landscaping, nothing major just to give it a little softening. If you have the time, drive around some new / newish subdivisions, you’re likely to see lots of rendered homes which will give you an irl idea of options. And don’t forget that colours will appear to change at different times of the day, so even your perfect colour won’t be 100% that colour all day

Andy Adams there are paint suppliers that can use your photo & test different colours for you. Environmentally I like a lighter roof but think something like Monument would work well with render. I also think a darker grey for gutters would add character a bit like black edging on a photo
