We ended up purchasing a 3-seater for wall opposite fireplace, a 2-seater for under the highlight window (leaves a comfortable space to enter the room) and an armchair placed diagonally opposite the couches. I've fooled the advice to pull the furniture in off the walls a little. We have just updated the fireplace with the (professional) installation of an insert wood heater and (DIY) replacement of hearth and tiles/timber mantel to conceal the brick while meeting the safety specifications of the heater (required a much wider/deeper hearth than the existing brick one so we removed and replaced with a slab of honed granite, and the minimum height for breastplate/mantel shelf posed a few design limitations). TV mounted above fireplace to allow for better furniture placement. Not quite the picture I had settled on 2 years ago, but works with the style of updates we have made elsewhere. Comments (35)I mentioned earlier to think about dropping the wall next to the stairs to hip or slightly higher height to allow for the TV, as this would further open up the top floor and perhaps show the street art, ie the framed print. I know that you don't want anything else hanging from the ceiling but because of the ceiling height you will need a reverse hanging fan to bring all the warm air down into the room that will sit up there if you don't. The heater is because you had one shown in your posted floor plan, this is one of the fires available on my 1997 CAD program, that's the colour it comes in but can be changed within the program cheers...See MoreLiving / Kitchen layout
Comments (4)the kitchen could be extended to the architrave at the side of the dining room doors with space for a bigger fridge and stove and the extra bench next to the stairs could have space for stools, a bin cabinet DW and 1050 x 1050 corner cabinets gives better access to the underbench corner storage space and the counters could be 65-75cms deep for extra counter area ..twox 2m sofas and a single lounge chair and bookshelves would be comfortable and easy to rearrange for entertaining a crowd and there's a long bench with drawers and wall storage for a study nook and play space and there should be space next to the laundry door for a cabinet or toy box...See Morekitchen and dining layout help!
