Comments (4)General, unprofessional comments: - Is there a need for the "living" to be fully enclosed? If there is a sliding door which separates the "family" from the hallway, it's not clear to me why the living needs to be an enclosed space. If it was opened up, the hallway wouldn't feel as long and narrow. - I would reconsider the double doors into the main bedroom. Unless that's a design feature you really love. - Is 5.7m wide enough for a double garage? Is there a reason for the small "room" in the back, right corner of the garage? - Do you want to always be entering your house through the pantry from the garage? Or is the pantry actually some kind of mud room for storing shoes, bags, etc? - I would try to have a separate toilet in the ensuite for visual and aural privacy. - Do you need the wall with the fridge to be a wall? Could you move the fridge and simply return the bench or have a half-height wall? That may also help to open up the hallway. - What will be on the wall between the family and the second hallway and between the family and bed 4? Whatever is there will be viewed from the front door. It looks like your TV, etc will need to go on one of those walls, so you may want to think about the view from the front door. - I would try to get rid of the linen cupboard in the second hallway so you don't have a "S" shaped hallway and to make it wider. - Depending upon the total existing or planned number of occupants, you may wish to consider turning the main bathroom into a three way bathroom, perhaps by pinching some space from the laundry. - I would consider adding second windows in beds 3 and 4, although the additional window in bed 4 should be high enough to retain privacy from the alfresco area. - I would try to reposition the door to bed 3 and maybe the BIR in bed 3. Comments (10)Firstly, thank you all so much for your thoughts. Will answer in turn. Vy... That is definitely something I had considered too. Given that our current apartment master bedroom is next to the nursery and we wish now that there was some separation. Will definitely ask the designer if they can move things around at all. The reason the master is at the end (or far right when looking at the plans), is that the views to the right (or North West) is a key feature as it overlooks a lake. This was the primary reason for the L (or T) shaped house. Hopefully the designer can move around the rooms to add some privacy but keep the master at the end. Daryl... Firstly, your plans are great. I am building within a few km's of you too. What a great place to live :) That's a great idea with the removal of a hallway and have the spare room accessible from the breezeway and through the bathroom. It could definitely save us some room. Also this could allow me to make the office slightly larger too, so it could be considered an extra bedroom for resale value. The only problem I can think of is that if someone wanted to access the bathroom from inside, they would need to come through the office. My office is always a bit of a personal space (pretty messy for guests to walk through), and if I'm working in there I wouldnt want to be interrupted. I guess people could just go outside and walk around. Will run it past the designer anyway. I also agree with the entry gate. This was something we definitely wanted to change as it looks a bit awkward and not quite fitting with the angled roof etc. Will see what other options they come up with. With the fence planned where the (current) gatehouse is, do you envisage the fence just hitting a right angle there and then running along the decking to that further set back entryway you suggested? Kjs.. Reasonably hot summers in Northern NSW. The back deck probably wont get used too much. The deck facing the pool/North will be the primarily used deck. The views out the back are just quite nice (looks out on to bushland) and this is where the kids play area will be, so thats why we wanted windows looking out that way. I can't quite picture what you mean with the moving to an L Shape to avoid the sun. Have you seen a similar design somewhere you could link? Would be great to look at some different options. Great suggestions re the pool/bathroom connection. Perhaps with Daryls suggestion for the bathroom being linked to outside (with two way doors inside) this will be achievable. Comments (36)Hello houzz helpers! We have a rough new plan! The kitchen, living, dining are on the north and bedrooms are on the south. We are planning to push the house to the rear (south) of our 1 acre block and have a long driveway. We can look out onto our beautiful (in time) front yard and watch the kids run wild! We plan on using landscaping along a front fence for privacy. I am concerned with the size, in regards to being way over budget, but I am hoping the simple shape of the roof will help to offset some of that. I was thinking I would get the plan as close to what we want/need then get quotes and scale back if we need to, which will involve another post on houzz ofcourse! Comments (8)Bedroom too small for a main. Even difficult to fit a queen bed with bedsides. Not easy to layout bedroom either which makes it worse still. Parents have a view of living space though..... Yeah...no! Aim for a 3.6 deep by 4.0+ main bedroom as this is just a comfortable usable size. Not big at all but very workable size. Aim for bedhead against the WIR wall. You'll need around 3.0 to achieve this. ENS is ok size but toilet location isn't ideal, one of my pet hates is seeing the toilet straight up. ENS could actually be reduced to 1350mm at a pinch. Better yet, flip WIR shelves over so you enter ENS through the centre of the WIR/ENS wall. That way you enter WIR where it is now then turn a quick right to go to centrally located ENS door. Robe is ok but you wouldn't want too many clothes... Lounge is ok not huge but cosy. In the UK it would be called a snug. Probably either lose the double doors or swap for cavity sliders instead. Rotate pool around across the site. I could live with everything else quite easily so the basic intension is quite reasonable but bedroom a bit small and the door locations aren't ideal....See MoreJuda Petros
