sorry there are no pictures- this is all a hypothetical addition. We are remodelling our old fibro lean-to laundry into laundry/toilet/shower room combined. whilst 3 walls will be new build, one wall will be the original house's painted exterior brickwork. What I am considering, is to clean (sandblast?) the brickwork, and keep it as a feature on the one wall-to pay homage to the original design. The issue is we need to have plumbing lines along that wall. So, what I had in mind is to do a "half wall" that has timber wainscoting (which will tie in with our other bathroom), which can have all the plumbing hidden in it. So what you would see is the bottom of the wall in timber wainscoting, which would actually form a little shelf along the edge of the wall (I guess it will need to be about 10cm-to akllkow for fixing and plumbing?) and then the top of the wall original exposed brick. any thoughts?

Oh well. Yes, good to keep the brick. So, the plumbing would go behind the wainscoting? Hmm.

I'm merely seconding a lot of opinions above. So, I would paint the cabinet, the window frame and also the inner side of the door a dark shade of aqua/blue like Resene Astral, Bismark or Blumine. Paint the walls a dove white. Paint the mirror in antique silver and lower it, remove that strip of gold tile above the white and try something else to match the walls or tiles. The taps are lovely, so leave as is and try to match the cabinet handles in a similar style. I'm sorry to say this, but after changing some of the other stuff, the floor needs to be changed to a lighter shade of tile. It's too dark. Good luck. Hope we get to see the finished bathroom.

an ensuite needs to be at least 2.5m x 3.5m for this arrangement and with two doorways in the wall behind the vanity there would only be enough space for a small single vanity but, using your basic floorplan and similar floor area, my suggestions include moving the garage, has the driveway on the south side to avoid spoiling your northern gardens with vehicles, there's a walk in pantry and space for a mudroom and rear entry to the bathroom when coming home from the beach and inside from working in the garden..by making the house longer and narrower there's more garden space and the optional verandahs would make sheltered areas at any time of the day and could have doors opening from family, study, master bedroom or media room direct to outdoors but, with such a good sized block of land there could be options for an entry along the north side and eliminate some of the long narrow hallway

@sstarr -Australian (so that's the british influence showing through I guess)
fred-that is pretty much it, although currently we do have external walls, with fibre board sheeting. So if you can imagine what I mean is keeping the brick exposed along the main wall, but framing the bottom half with timber wainscoting to 120cm height. the plumbing and electrical lines would go through behind the wainscoting (not really sure if that what its called?) our house is an 100 year old English tudor style, but we are at the more informal end of the decorating spectrum. I see a lot of reno's where they keep some of the brickwork-just not sure if it would look ok with the beadboard/wainscoting on the lower part.

Could you do a sketch of the layout you have in mind? I keep thinking the plumbing would either be behind the washer/dryer or hidden in a vanity cabinet.

No need to sand blast, just high pressure water clean it (gernie).

half the bricks have been painted, so would like to get them back to raw finish-thought sandblasting would be the way to go about it?

Sand blasting and pressure washers are both too damaging to brick if you want to keep it looking like brick. They will round off the brick and smooth it out. It will then deteriorate quickly if left in the weather. Use a gel paint remove for brick and scrub at it a bit. Then use a sprayer on your garden hose instead of a higher pressure washer.
