Bathroom reno, off kitchen
Comments (20)We considered all of your ideas and more, to the point where we had a sure plan, quoted and ready to go - only to be surprised when we actually saw it. That plan was to make the current ensuite the main bathroom and enter off the end of the room, to reconfigure the WIR to a third bedroom and to make Bed 2 the new master with a walk-thru robe to the new ensuite - currently family bathroom. The issue was that despite taking room from the existing wardrobes between the WIR and Bed 2, the area was just too small - so back to the drawing board. What we have decided to do is keep the same floor plan, knowing that if we choose to sell and return the WIR to a third bedroom it will cost approx. $4K - we think this is a great return on investment, but for our needs the WIR is a big benefit. It turns out our draughtsman missed some vital space where our current pantry exists so we have been able to utilise that space and move the pantry. This has allowed us to change the opening to the main bath to be adjacent to the back door/hall area which removes it from the kitchen/dining/lounge. Despite our best efforts we couldn't make room for a separate shower and bath, so we will have a shower over bath (island style) larger vanity (1200mm) and a concealed cistern toilet. Our finishes will do the talking with exposed brodware michaelangelo shower/bath mixers, beautiful marquina carrara and nero mosaic floor tiles and subways together with a statement wallpaper. We will retain the ensuite as is but we will make the shower significantly bigger, add a large vanity and concealed cistern toilet as per main bathroom. Same finishes. The trick in the ensuite is that we will cover the existing windows opposite the existing shower with the vanity and shaving cabinet (they are frosted from the outside) so we can utilise that wall and it makes no difference to the outside of the house - plus they are double glazed and don't open on that wall so it makes no difference to light or function. Here are the floor plans and the before photos , demo has occurred and we'll be framed and lined prior to Christmas, so stay tuned for more updates!...See MoreUpdate bathroom vanity
Comments (7)OK, no wonder the photo looked weird. The kitchen supplier would be able to do the whole thing for you, so you don't have to try to match anything and the hole for the basin could be cut into the bench top anywhere you want it. The only problem is the plumbing, the cheapest way to relocate that is by extending any pipes and that takes internal space from your vanity. Glad you have lived with the semi-recessed sink, I've heard many others complain. Have you checked out basins though - there is a good range of sizes and shapes now. I bought an off the shelf-vanity-for my main bathroom, but it was still made up fresh for me so I had the option of the colour, bench top colour, size and style of the basin and where I wanted it for no extra charge - have you double checked on that? Check out Laminex's range online and phone them for samples - they are very happy to do this. I went back to Laminex to save money on my kitchen reno and used the Diamond Gloss Polar White. It always looks stunning and I really love it now. Have you also checked the existing vanity will come out ok without damage to the wall tiles? Also is the floor tiled under the vanity - that will present problems for you if it has not been done. Theoretically it should be, just depends on whether corners may have been cut. Good luck with it all - oh to not have to think about budgets!!...See MoreBathroom layout for new build - Please help!
Comments (32)rhyzar perhaps send through a larger floor plan please so this all can be understood/analysed in context? how far along is the project? Good ideas here however it's assuming capacity for changing/taking over passage/access to what appears to be leading down another passage at the top of the page? Or am I missing something? Another way to do this without completely taking over passage space is to flip the powder over to the external wall which would enable natural light into it. I'd also vote for a double basin set-up. Attached sketch of this option/idea if space is restricted - dashed line shows walls of the plan you sent Good luck! PD...See MoreHelp with bathroom layout please.
Comments (20)@oklouise thanks for measurement suggestions, good starting point with so many choices available. About the bath, we thought just a freestanding, or back to wall bath, would take less space compared to drop in bath. But it something worth considering with the suggested layout. Also, the bathroom entry door would be sliding cavity if that helps. @differentways thanks for a suggestion that we haven't really thought about. We have considered a smaller Japanese style deep bath, but obviously this would not be practical for kids. Just to make sure I understand your concept, you are suggesting a purpose built bath which will be about 2570mm (including the ledge), husband thinks this is very generous :). My husband and I can't find a photo of something similar, do you have a link? Are you suggesting the sides of the bath to be a lower height compared to standard bath? I like the idea of a ledge, would definitely make bathing kids easier. About the position of the ensuite, do you mean placing it outside the bedroom area so it can be accessed by others? We have discussed this, still part of ongoing discussion. If need to we just have to move the bedroom entrance door. I have attached a google earth view....See More- 2 years ago
