I have never used estapol over chalk paint, I am just wondering how it goes. I have always used wax. Thanks if you can up date me on this. I find chalk paint quite expensive.. I use Annie Sloan brand is there a less costly alternative, though I do like A.S colours etc.

i too prefer symmetry but with limited space this option has worked well for me to store all the things you mentioned including a vacuum cleaner and carpet shampooer but another option for you could be to have the original arrangement and use the broom space as an alcove without a door or walls keeping in mind that the counter needs to be at least 2150 wide for the laundry basket, washer, dryer and skinny tub and should be at least 650mm deep to allow for the water hoses and cords and power points behind, leaving an alcove about 450mm by 1m with no door and a very narrow side opening to squeeze everything in

Hi, I'm far from the expert on this one. When I did a search for UV resistant woods/laminates up came ads for UV resistant sealer. So I looked into it and didn't find a decisive one product for the job. Olympic Maximum Exterior has a four year wear life. If you can deal with a darker than preferred stain on the first go, I'd go the real timber route; go heavy on the sealer& dark stain.. thats noticeable to fade. .. see how it wears in three years /50-75% of suggested time. Then you can sand and stain to preference; retouch as needed.
