Hi all, see the issue I have with this property. The bifold door when open abuts the serviette window opening. Any clever ideas to circumvent this issue? Preferably nothing structural
Thanks Bigreader, can I ask how much would this be an issue when selling, otherwise good house with 5 beds, big kitchen with butlers pantry, theatre room, second living space etc..
Hello there, This really annoys me as it could have been picked up on the plans before it was built. I think talking to the builder or a window company about changing them to be the other end would be easiest. I prefer the stacker door because you do not have the doors sticking out into the space like that and they are not going to get caught by the wind either. Cheers Margot
I'm also considering replacing the bifolds with smaller sized panels if they can alleviate the issue when folded. This is of course expensive and cumbersome.😢
An option could be to replace smaller service type window with a three or two panel slider window, with the opening at the end furtherest away from the doors.
Im having a chuckle….it’s a SERVERY window, not serviette window. I have visions of people standing at the window handing out serviettes. I would ask myself, do you use the servery window more than the opening up of the bifold doors? Do you live in a climate that both the doors and servery window are open for many months of the year? It is a bad design. If you open up the bifold door more, I would remove the servery bifold windows and install a sliding window.
Agree with dreamer. Presumably the fix it option would be cheaper on the small window rather than the big doors. See if they can keep the panel behind the open door fixed and bi-fold the other two panels of the window.
One possible fix would be to get your builder to take out the servery window , then rehang it after turning it around . That will mean the servery window will open inwards , and when open it will stack at what I term the 'far end' -- it looks like that may be approx where the bench ends , so possibly nothing for it to foul on ?
It also looks like it is an internal window , so sealing it and the flashing and tfhe like shouldn't matter too much .
