Comments (6)I would remove the entire wall between kitchen and dining room only. I think if you remove the rumpus room wall, you are going to end up with a really long narrow space, which will be difficult to use. do you want a "separate room" (what about in the future-kids? play room, office, formal dining , etc? An alternative to completely opening up the rumpus room to the kitchen, would be to create openings on either side, and leave the wall in the middle section. 2 advantages-a solid space to place a piece of furniture, and create a zone, whilst still opening it up quite a bit. depending on what you intend to use the rumpus room area for- you might even consider moving that wall across, so it is centered between the windows-a bit more space on the kitchen side, and a cozy space on the rumpus room side - if its going to be a play room/office/small sitting area, it would end up being about 3.7*3.4, which is still a good size (just not enough for a dining room or pool table) And then completely remove the wall section that is between the living room and dining room Depending on whether you think heating/noise etc is a problem with it so open, you could add either a barn door, or double glass doors to the opening. DEFINITELY remove the arches- i would just square them straight of to the ceiling. and leave the openings..or add a barn door Paint all that brick white-you will be amazed how much lighter the house will be. consider a doorway from the garage into the kitchen-it must be a pain carting the shopping through the house. Also, your windows need some timber architraves on the inside. Have fun - its always so exciting starting a new reno (for me-into my tenth year on the one house-not so much anymore :/ )...See MoreAdvice needed for kitchen/family/dining room layout
Comments (4)Hi Mel, You have the right idea to place kitchen on south wall. I wouldn't mind laundry over there too if possible. The more north wall for living and sun light the better. I believe a generous pantry can be waltzed in with modified bathroom layout and kitchen having a similar layout to what is shown here. If you wish to supply clearer dimensions I'm happy to play! Also lets try to avoiding the internal toilet we can look straight at as we entry home and walk down the hall. Windows to kitchen even with fence view is excellent for cross vent, light and can have outlook to hanging herb baskets. The good old garage at the rear using miles of land for drive! The latest craze for installing by-fold doors is great but they do not allow for small inlet of fresh air such as is required in cold weather. A few windows will providing air movement and cross ventilation much safer than having to leave a door open. New models of sliders are preferable (if you can clean tracks easily) as the doors are out of the way and not a walking into hazard. Good luck. Margot...See MoreAdvice on kitchen layout
Comments (7)trying to understand the height under the stairs and if the ceiling is 2930 and the stairs double back and have the same number of stairs at the top and bottom then the space under the stairs will be much less than 1500 (allowing for the framing underneath) so not tall enough for more than a small fridge and i wonder if it would be better to have a taller fridge with some extra counter along the stairs with "stoop" in storage under the landing? and by not having the L shaped counter there's more space to have an extendable table than can be rotated in either direction and continuing the cabinet along the sink wall will provide generous extra storage and wall shelves but if the stairs could be rotated to have the highest underneath on the kitchen side there would be more space for the fridge and extras under the stairs but that depends on how the stairs arrive at the top...See MoreLooking for any ideas/suggestions for kitchen area layout
Comments (5)I don't know if you'll get a decent center island, but have you considered a galley kitchen? they're very functional, and more affordable than a center island that incorporate appliances/sink etc. You could have the counter extended into the 'family room' just like this picture. Of course because of the kitchen entry way, the other side of the 'galley' will be split either side of this doorway (ie where the red oven is in this pic, there would be a doorway instead)....See More- 11 months ago
