we can't make realistic suggestion without accurate dimensions and those shown on your new open plan area don't match with the plans for the rest of the house (eg if the family bathroom is 2500 x 2500 that doesn't allow enough wall space for doors into beds 1 and 3 and how does that impact on the new hallway through the old lounge to the new open plan rooms?) please double check measurements for every room (ignoring built ins and cabinets) and add locations of doors and windows to this rough plan

Good point!!! Sorry - I thought it was easier to show the changed plan without considering the dimensions aspect. Here's the old plan with the walls still in place. Should help with dimensions, hopefully. Bedroom 4 as marked below and the hallway are becoming part of the open living/dining/kitchen area, the lounge is being closed in.

Out of curiosity could you share the basics of how the Engineer is going to place beams/supports for the wall removal? We get a lot of posts here with people wanting to remove walls and the info would be handy.

the problem with your old plans is that the dimensions do not add up as shown as real estate plans are often not measured properly and they need to be carefully checked with a tape measure and the plans corrected to be sure we have correct measurements before making new suggestions from the new bed 4, new hallway, door into new open plan area, kitchen, bathroom, laundry etc

No matter what the measurements are, I think having a bathroom, toilet, laundry in the same room as your only living would not be my choice. Odours, privacy, noise…..?? Can’t you place the kitchen near the bathroom and toilet and have a passageway hiding those rooms. In both the hand drawn plans, you can have a conversation with the person on the toilet…?

Suggestion, rough sketch

Agree dimensions aren't correct but I suggest the following for your young family of 4. The existing family/living and Patio are extensions to the original house as seen in the google shot, it also looks like you have rear lane access so access to a bathroom from the rear would be great for the family. This work can be done as you have the original bathroom to use during this process. I wouldn't close off the living as that reduces the size of the room, adds to the long passage and stops Northly light coming through that window into the center of the house.
