Hi Carmel, I'm not a architect and I do value everyone's professional opinion, but can't help thinking that perhaps you and your husband are both right. The breakfast table would look great in a natural stone, it is the where you eat, have tea or wine on, maybe a small project, entertain or have a fork fight on. Choose a granite or marble that's going to tie in with the splash back and your lovely timber floors and go with a wow factor like a stand out vein or run of colour in it. Makes it interesting. As for the rest a dark or even black solid surface or laminate is ideal. I find them soft and touchable, easy to maintain, a pleasure to work on and it adds the extra modern elements that's missing from this lovely galley style kitchen. Corian is another brand of solid surface but a textured dark laminate from A reputable laminate supplier should do it too. Make this room an energy that you want to be in not just look great. We went with Monument and I am delighted. I was worried about it making the house hotter, but not at all as we added some extra insulation while the roof was lifted. We look over our roof to Mt Dandenong and it really feels like we are floating above the rooftops now (previously had a lighter color). I have also noticed there is far less glare being darker. Pic below is not my best shots ... but you get the idea. Forgot to add we also have a flat cliplock roof and used a combination of Monument and Dune on the house.

yes oklouise, I hear all that - absolutely yes it's all about clients understanding/working out properly what they need.........and it's great to be able to seek comments/thoughts on Houzz from a broad range of backgrounds/experiences......the issue though is when it gets into territory where (from my perspective) clearly experience and professional skill will help resolve the problem most effectively (such as on this particular one) that it's therefore appropriate to suggest this the advised way to go.......I suppose I see frequently here capacity for designers to be able to "cut to the chase" most effectively, but of course this needs to be done in a manner underpinned by a thorough understanding and establishment of what the client needs in context, and yes very often the client will require more time to work this all through.........I however still see our role as relevant in that part of the process though, and not necessarily having to "wait" for that to happen, because ultimately as professionals in this position (i believe) have a responsibility (as part of our role as a consultant) to educate people appropriately and thoroughly so they can develop the skills to be able to consolidate their decision-making most appropriately for themselves and the project - by the end of the journey, I find my clients are rather quite the experts!..........this however involves a collaborative approach, egos are shelved and an intimate working relationship, which is very different from the approach (that some designers work to) which is essentially selling a "product" or particular end result, rather than a service....significant difference, and again, horses for courses ;)

Hi RJ, There seems to be some dangerously incorrect criticism floating about of using area rates to map out the cost for a project in the early stages, however we can use this to highlight to the Houzz community the appropriateness of using area rates to cost your project in the early stages. RJ you have done everything right in using an approximate area rate to map out your project costs before a designer is appointed!! Although there is some merit to note it is helpful to source your area rates from similar projects from the industry at that point in time - which can be obtained from a QS/Cost Planner/architect/designer - at least you are starting to think in realistic budget terms terms. $2K/m2 may/may not reflect what a builder can deliver for a bespoke design - depending of course on whether structure or kitchens / bathrooms are affected (i.e. check out this amazing kitchen / bathroom calculator from realeastate.com.au!! https://www.realestate.com.au/calculators/renovation-calculator/) ........however this is still getting you close to what might end up being the budget or the revised scope of work. The first thing your designer should do - almost before ANY drawings are done - is check your project budget matches your brief/scope of works by using Cost Plan A area rates and an 'Opinion of Probable Cost".. They can also identify if you are touching other parts of the site or scope that need to be taken into account that you may not have realised. At the start of a project, when there is no design yet, only plans with an approximate area scope of works (floor area schedules), it is what is referred to as "Cost Plan A" stage. Refer to this helpful description from the Victorian Department of Health and Human Services; "Due to the very nature of information available, cost plan A is developed in conjunction with floor area schedules and should be based on data gathered from other similar projects, surveys of existing conditions and major project specific issues such as the suitability, age and condition of existing facilities, including upgrade of site services, asbestos removal, topography, heritage issues and so on."....http://www.capital.health.vic.gov.au/Planning_and_evaluation/Cost_plans/Cost_plan_stages/  One of the benefits of using an architect is that we are rigorously trained and registered to provide "Cost Advice", and right from the early stages using area rates. Building designers must provide this advice however are governed by consumer law and not by an Act of Parliament. When your project is at this stage there is clearly no 'Trade Breakdown" as the design hasn't even started yet!! And yet we must guide you as to an appropriate budget to match your scope of works. A responsible architect / building designer will test these area rates with industry-standard costings to identify an appropriate budget right from the beginning, so that we can make adjustments to the scope to ensure we can get excited about what you can really afford to build before the design is finished.
