Looking for advice please

last month

we are extending our 3 x 1 into a 4 x 2 to accomodate our growing family. We have space to extend to the rear of the house but trying to stick to a budget. Any advice on the extension to the rear of the kitchen? There is a small wall between the door and the window in this area that is meant to be knocked down. both the door and window are quite large. We thought it may work to leave the wall and just take out the window and door creating a 'broken plan' instead of open plan. Thoughts?

How much space is between the island and wall. Can you get at least 800? Can you share the whole floor plan

only if we reduce the length of the island. I dont have the whole floor plan at the moment but will post later. Current kitchen is a U shape

I will be the loan naysayer and go: Vinyl Plank timber pattern tiles. I did these in my kitchen and they helped make the room. If not you will have to level. If flat, you can lay them yourself. Our floor had to be levelled and it was tough. still got a few high patches and gaps because of that. However I have done it on a concrete surface myself since and it's beautiful. Benefits: Nice and soft on the foot. (less ankle pain) single tile replacement. Looks fantastic. No PVC glue fume issues and fairly resilient. Do be wary though of metal chair legs scraping the floor. Waterproof! when installed right with no gaps! (why I would choose them in a kitchen over timber or Eeek carpet!.... Yes previous owner installed shagpile carpet in the kitchen).

Which white with doeskin colour windows and dark wood door frames.

I am planning an update for the large kitchen/dining/family area and new paint and floorcoverings throughout my late 1980's house. Looking for advice please on which white to paint my walls and doors to work to best advantage with: - doeskin (mustardy yellowish ) colour aluminium windows/sliding doors (painting window frames is beyond my budget) - jarrah (redddish brown) wood frames to main room doors in living area (thinking of changing these from stained to shiny wood finish) - a few special (handmade by hubby) jarrah furniture pieces to mix in with new styling. -woodgrained pattern vinyl tiles or bamboo flooring - new kitchen - probably simple white kitchen handleless cupboards (something that doesn't date too much) and a light speckled stone benchtop (room has low natural light) Was thinking of pale walls not to compete with yellow of windows or dark door frames and using splashes of greens in plants and accessories, gold and limited black, But maybe this is all wrong. Help please! What do you think? Some paint colours that may be possiblities among others are: Dulux: Natural White, Antique White USA. White Duck 1/8th, British Paints: White Beam Taubmans: Milk Cloud, Cradle White.

Your powder room is a bit too cosy for an inward opening door. I would steal a bit of space from your bathroom. You need to be precise about your toilet pan measurements - the toilet symbol shown by the draftsperson may not be an accurate representation of the size of the toilet pan that is selected. In these types of situations, millimetres are crucial. Best of luck and remember that God is in the details, and never assume that others have checked the details. Ceiling fans query

If you mean 2700mm ceilings which are quite normal height these days. Ceiling fans a widely used throughout homes with that height ceiling. The fans will not make the room appear smaller, it depends on whether you want the fan to be a feature or blend in with ceiling. I have brushed chrome fans with lights in every bedroom. My ceilings are white and walls a light grey. If you want timber, then have timber, if you feel that will blend in with furnishings.

Maybe consider this. Having a support wall at the end of island, and a support wall at the end of side wall. Extending both benches to wall.

Hello Leaha, I think it would be far better for me to be looking at the whole plan not just a tiny bit. That ensuite and robe do not look large enough for a master bedroom. It may be better to make it all a tad larger than be sorry because you have not built it large enough to be functional. also with the ensuite plan, as you step into the bedroom the first thing you will see is the toilet... NO NO NO. That robe is enough for a child but not two grown adults. Also which way is north and what does the back of the house look like: what is it constructed from: stumps/slab, weatherboards/brick solid or veneer? Where is the other bathroom and the HWS? Need more information to be able to comment properly and need to get it right first time too! Cheers Margot
