Where is the plumbing connection? Is it easily moveable? Are the windows full length? Is the sample area a rack, a ser of shelves or a Long Island for doing flat lays etc?
There does not need to be any specifics of plumbing connections at this stage. It planning the space for formal/inform areas, a work area and a small section for a kitchenette.
Well then, shouldn’t you be thinking of the criteria required yourself? Working out the entrance, walk way access around furniture. Privacy for meetings. Noise reduction for kitchenette away from office area. Etc etc.
You need to have a go at it yourself and post your ideas. We can then comment and suggest improvements. You need to consider the dimensions of the space and dependent on those you may not have room for everything on the list so decide on the priorities.
