Building a Home Renovating Design Dilemma

We are doing a renovation on our Queenslander and have been given an upstairs floor plan that blends the exisiting house with the new extention. I am after some feedback on the ensuite bathroom layout. A 3m vanity seems really large. Could you think of a better layout than what’s shown here? Or do you think 3m would look ok?

Also, I feel as if the sitting room layout might be a bit awkward and doesn’t make the most of the space. I feel like if I place a tv on the wall the couches wouldn’t have the best viewing spot, so maybe you have some suggestions on that as well?

As OKL says, much depends on the layout of the rest of the house. The sitting room is going to be a thoroughfare, but that may not be an issue, it just depends on what other areas you have, and how you will use them. Is the entire top floor an extension? If not, the previous floor plan could be useful too

Hello there, I haven't read all the comments or studied all the plans and variations but I would suggest the powder room with a shower downstairs be on external wall for vent: store rooms do not need it. Also have the laundry doors in center and opposite each other allowing for two straight runs of benching much better!! The kitchen look huge: maybe make dine larger. Upstairs have the study all open to stairs and void: a much nicer place to work. Why have the ensuite on the far end when it would be lovely for bedroom to look out and to have it closer to robe. Then too move robe door so you do not do laps round the bed to find slippers. long window is excellent for fresh air in robe too. I know you said it is a QLDer but which way is north and have you taken that into account to your liking, heating, cooling? Cheers Margot

The laundry has a door to the side of the house, and this is the entry that people use for the pool / bathroom run. The study area would be to work from home and would be more ideal to be in a closed off room to ensure have quiet for when in meetings etc. We are currently a family of 5, 2 older teenage girls 21 & 18(one moving out of home soon), and a young boy 8. Before covid we would have OS visitors once / twice a year for approx 4 -6 weeks at a time. The views are more south easterly. Our longer goal is on the deck area to the right of the pool will be pergola area with outdoor seating, BBQ area and a bar accessible through sliding doors into the bottom of the room far right. This room will be divided into 2 with a smaller bar area at the bottom accessing the outdoor pergola and the middle interior is currently a craft / hobby / small business room - and changes to a lounge area for OS visitors. I hope all this makes sense. I'm now looking at the potential changes for the family bathroom and laundry to be changed, this is a great idea, as yes I agree the family bathroom is very small for the house.

any renovation is always more expensive than expected but it's not possible to make realistic suggestions without dimensions of the whole house so your plan needs to include sizes of the bedrooms and living areas but also include dimensions of hallways, kitchen, bathroom, laundry the cupboard in the entry and the wiw? in the extension and photos would also would help

@oklouise plan is for knock-down rebuild. Block is facing probably closest to WSW, so North is on the left rear corner (not exact, but generally). Climate is Mediterranean. Block is approx 20m wide by 65-70m, but the tree is basically halfway down the block on the southern (right-hand looking at the plan) side. We were leaving 5m at the side (4m on one side for rear access and 1m on the other), and attempting to not go too close to the tree in terms of how far back it is. Proposed rear access would be on northern (left-hand) side - we realise we've got the garage on the other side in the plan, but this was intentional (whether it's a good idea or not remains to be seen) @siriuskey music room isn't set in stone. Kids play piano, so was a place for them to practice potentially - could be used for another purpose.

Yeh sure thing! I actually think you both helped us come up with our downstairs layout so ill show that final drawing we got done. Also included the existing upstairs layout

I see: so the upstairs has had its own kitchen that you do not need now? Which way is north? Does it matter too much being in QLD? I'm assuming!! I do not like the internal toilet of the new plan. Might be better to use the middle space for the master robe and move bed two down into robe space to make room for toilet on external wall with window and linen cupboard there too between the two bedrooms. Long shot but could the stairs at the top move back to come into the sitting room closer to the bathroom wall so it is not a walk through the middle of sitting? Will it be used as that or as a study area? In which case the through traffic might be OK where a TV would be. I do not see a problem with a three meter ensuite vanity but maybe a tall linen cupboard by the door would be handy just for your towels, bedding and loo roles!? changing WIL and PWD allows for more wall space in the sitting area for a corner lounge about 2800 x 2800 plus desk, bookshelves and TV, entry to bed 4 is more private with no loss of storage and consider twin vanities with mirror doored wall cabinets with space beneath window between vanities for a freestanding bench seat in ENS and a bench seat or chest of drawers for the same location in WIW
