Hi. This is the existing plan. Entrance is currently at front up four stairs (house on stumps). Or via back door on ground level that goes into current ground floor laundry. From laundry you walk up four steps into current dining. We are a family of five. Kids are now 8,6,4 - two youngest are in long side bedroom (has angled roofline), master bedroom is front middle room and oldest child is in bedroom that joins existing dining room. Kitchen is in the middle of the house (there’s a window to laundry from kitchen which would originally have been to outside before laundry enclosed and built in). We want to add another bedroom, deck and larger kitchen to cater for growing family but we are very limited with budget and need to do so smartly. House has high ceilings and VJ walls internally but fibro outside. Bathroom has been recently renovated. What we love about the house is that it is open and airy. We like smaller homes and those with a bit of character. TIA!

Yeah oklouise that opens it up ...I'd Keep pool/poolhouse as is, but flip the kitchen back over so the island doesn't interrupt the vista down the passage to the pool, powder room could be worked in somewhere b/w MPR & Laundry. The adjusted stair however of course will change the upper level layout. Just a thought/question considering such a tight site, arguably a lot of unused side area that I understand is there to maintain rear access via garage, but as I see ripe for the design picking/opportunity should you concede rear access happens through the house. Considering your coming through the garage anyway you could possibly set the laundry up so that it runs lengthways down with the block and you essentially take over the external area with the flow of the laundry and when need be you access the external through the garage, into the laundry and then out - better use of the land IMO but as siriuskey said previously ultimately your home and your decisions/priorities :)

Hi I have a large bathroom with a closet for washer and dryer. I love it. Off my bedroom. But also have you thought about making study into bedroom with an en-suite and the laundry tucked in there behind doors. If your selling a bedroom downstairs for an older person its very attractive and nice to be separate from the others. Then the two bedrooms upstairs have there own bathroom. Also you are having toilet tucked under staircase for visitors. If you had heaps of space then yes have a separate laundry but it’s a waste of space when you haven’t. I have my laundry essentials in a cupboard under my bathroom vanity which is 1800 cm long and still have two 1m drawers next to cupboard.

View from powder room with door open is looking through the hallway section into an office / spare bedroom built in wardrobe (if the door is open). Not too concerned with that as door to room is usually closed. I definitely think I'd prefer to save that money and use it on something else, like maybe popping in a little basin over the top of the toilet.... I think it also creates easier access to the toilet when in the main part of the house instead of so another turn... Re the measurements: 930 x 2130 for laundry external door including trim. Also, I am currently just having a look at revamping the toilet room and am in process of painting the walls antique white from a very dark purple (don't worry, going to add interest in there somewhere won't be all white haha) and now figuring out how to embrace the tiles I have with some design and colour choices with walls and window trim or resurface them.. I have a photo below if anyone has ideas but maybe this warrants another post in a different section.. (also note i had to paint on the top of the wall tiles in a line as previous painter had done a shocker of a job...) I am contemplating a toilet/basin unit to save space and putting a kind of inserted custom shelf and frame option in the window to hide it (ugly old window with old paint marks all around the outside) to put plants and some small glass vases on but still have some light coming through. (Also, can't remove the window as I can't match the bricks outside (80's mottled brick) as directly in front of entertaining area. I also can't afford to replace at this stage).
