When it's tricky and you can't get your head around what it could look, short of hiring someone like me (or the previous poster )who CAD's it all up, as part of the design process, if you want to do it yourself, considered drawing it up with something like 'interior design for iPad' or 'sketch up' ... As it can really help you visualise it all better ... ... is the lounge the main TV viewing area - or is that what the rumpus room is used for - and the lounge is more social zone with occasional tv watching !?!? As it might be nice to have the tv in a hidden cabinet - or hidden away in the wall you are beefing out ( although i'm not a fan of tv's above fireplace's normally ). how many are in your family, living here ?! As this will determine approx seating required for sofas/sectionals/ club chairs etc ?! You can achieve good zoning of a large space like this with the use of large area rugs - can be done on a budget if you go to a carpet warehouse and have room sized remnants whipped into large plain rugs ... The kitchen is such a great size - it's crying out for something a bit unique going on in there !! Sorry - getting all sorts of ideas !! This is such a great size place !!

Hi Ann, thank you for your comprehensive replies, I definitely prefer a neutral palette as I am attempting to make the view the main feature of the room. I love the style of the coffee tables you chose, they are exactly what I have been looking at and agree with your comments regarding the entertainment unit, I have been actively looking for a long lowline unit (220-240cm length and 45cm high)as I wish to minimise the obstruction of the view. You definitely have a knack for picking up on the look I was after!!!!. Thank you again for your assistance.

Wow! Absolutely awesome siriuskey - thank you for sharing this - your Architect's plan here is just on a completely different level and immediately demonstrates the value of professional design.......isolated room arrangement does not equate to architecture - architecture is about articulating the experience of space and sadly so many project opportunities are missed when it's not understood or recognised that this (spatial/living experience) is what it is all about and if approached/founded on this principle the concept will maximise the project/property value.....this principle can be applied to all types/scales of project whether new builds and renos/extensions or small fitouts.........what your Architect's plan (I think) shows is definitive consideration of and connection to site/context as well as balancing/blending creativity of planning with function, developing rooms of various scales and a multi-dimensional/layered but also relatively simple/streamlined set of both internal and external spaces. What people often don't understand is that this type of option/layout will actually feel more spacious and significantly more interesting than other options that are physically larger but not nearly as elegantly and sensitively resolved. It also doesn't necessarily have to be that more expensive....so good to see this - aren't you lucky! :) PD

with such generous available space my suggestions consider long term improvements for the whole house and temporarily retains the existing laundry in favour of a different option for kitchen and pantry (with long term prospects for new bathroom, powder room and ensuite) and i would also keep the entry foyer for privacy and heat zoning and, because of the western aspect to the rear, think about smaller sliding doors and windows with a gable roofed ground level alfresco to provide outdoor living area and screening for late afternoon sun and, unless there's a very special view and potential for a deck towards the front, replace the external living room door with same sized windows...
