Comments (3)Hi Kerriegriffin1963 Great opportunity - 10 m wide is a nice width for a site and 8 m good size for a home - generally the renovations I have done in Carlton and surrounding suburbs are less than that. Get a good brief done and collect as much information about your site that you can, a copy of title plan to show north point and site size of the land that you own including any easement, copy of the real estate drawings if you have them, copy of a sewer plan, and a measured up drawing if there were previous renovations done, this will save you money and if you do some of the running around for any authority submissions it may save you more money for the documents, if you approach the right Building Designer. Comments (6)Looks great open with out the wall. Would you want to open kitchen to dining? Keep the opening opposite the bedroom doors, close off the other for more wall space. If you have three walls in living room, the furniture will be easily arranged. And if the kitchen/dining wall is opened then watching news while prepping veggies will be easy! Cheers. Comments (11)Have you considered taking away the cavity door beside the stairs and open a section of the wall opposite the stairs to create a 2 way open ended shelving with some down light for displaying purposes? A series of full height vertical blade screening beside the shelving can then help add visual depth in the living room and still define the living room. It will also help frame the tv cabinetry with the existing nib wall on the other side. You will have minimal issues with reducing structural integrity of a potential load bearing wall. Comments (29)retain the second living area, better resale value as more rooms and you will find it more useful the longer you stay. until the children are in primary school they will want to be in the same living room as you so they will play out in the back living area but over time you will be happy to have a separate play room full of toys you dont have to look at constantly while in the kitchen. I would definetely put both children in 1 room for at least 5 years then you will have another room that could become a third adult sitting/reading area. courtyards let in light and could almost become the second living room, or could turn out to look neglected with dead plants and somewhere you have to sweep up all the time its windy?...See More- 24 days ago
