Comments (12)if possible swop the entry and garage stairs to walk up to a view through the gallery and away from the master entry... enclosing underneath the second level stairs and extending the wine store wall adds extra space to the pantry, wine store and mud room and some extra space counter next to the fridge for wall shelves or storage for display or glasses and counter for serving wine ...the side of the up-stairs could have open railing with underneath enclosed to allow alternate arrangement for the powder and ante room with an extra door to separate the laundry and powder room from the dining area (with extra soundproofing insulation around the toilet)...See MoreStumped by stairs
Comments (65)yes oklouise, I hear all that - absolutely yes it's all about clients understanding/working out properly what they need.........and it's great to be able to seek comments/thoughts on Houzz from a broad range of backgrounds/experiences......the issue though is when it gets into territory where (from my perspective) clearly experience and professional skill will help resolve the problem most effectively (such as on this particular one) that it's therefore appropriate to suggest this the advised way to go.......I suppose I see frequently here capacity for designers to be able to "cut to the chase" most effectively, but of course this needs to be done in a manner underpinned by a thorough understanding and establishment of what the client needs in context, and yes very often the client will require more time to work this all through.........I however still see our role as relevant in that part of the process though, and not necessarily having to "wait" for that to happen, because ultimately as professionals in this position (i believe) have a responsibility (as part of our role as a consultant) to educate people appropriately and thoroughly so they can develop the skills to be able to consolidate their decision-making most appropriately for themselves and the project - by the end of the journey, I find my clients are rather quite the experts!..........this however involves a collaborative approach, egos are shelved and an intimate working relationship, which is very different from the approach (that some designers work to) which is essentially selling a "product" or particular end result, rather than a service....significant difference, and again, horses for courses ;)...See MoreStair design: enclosed or open

Why don't you get your architect to model both options in 3D so you can see the options? Comments (26)Re your designer, the most important part of any house is the floorplan so you will benefit from what is spent on design. No, I thought that I had read in your first post that you were moving the driveway $10K, did you do that. As I said I am not an engineer, but for the sake of a better overall floorplan you can work with and around with Load Bearing walls but it does cost, you earlier discussed using posts to help with supports and using fretwork across the top to conceal if you felt it necessary. My upstairs floorplan has the staircase brought back towards the Alfreso with the access from that end up to the bedrooms, ie kids coming home from school, through the mudroom/laundry, powder room and then either onto upstairs or into the kitchen for something to eat and then up stairs. By moving the stairs back will give you a Grander Entrance which you wanted. Everything you do doesn't have to be in the same style as the old house, the rear can be more simple with large stacker doors etc keeping your beloved French doors for the front door and living room etc. Don't be in a rush to make a decision, you are spending a lot of money to achieve your dream house. Did you look at the Youtube program which shows you how to marry old and new. I think the dining needs a bigger window looking out from the kitchen etc to the view of the pool, this is also a good safety thing to do, work with a blind, pergola etc to help control any heat....See More- 2 months ago
