1980`s house, should I keep verandahs or convert it onto living area?
Comments (42)Hi there Nick, looking at your photos you look like a modern hamptons family which is lovely, do you live in a warm climate. I did like the photo you posted of the open plan living and think that you are on the right track with interior colours I have marked out how I would like the first floor, I have moved the kitchen to the end wall to line up with BBQ outdoor kitchen, plumbing for this would have easy access via the garage below. The white tiles look lovely and hard wearing for the entrance foyer and Rumpus room, the stairs in timber due to the amount of traffic even continuing in up stairs foyer kitchen dining living, Carpet in bedrooms and downstairs theater. Kitchen in white but possibly Shaker style white doors these are very popular. Using existing sliding exterior doors if possible from kitchen.Dining to verandah, I think this ceiling would be best kept white to help reflect light back indoors, the tiles appear to be in good order but you might consider changing these along with new upstairs flooring Some where for a laundry shute would be handy, actually a Dumb Waiter so you could move the laundry with ease both up and down! The roof painted a soft colour, grey/white or off white, the verandah railing could be the same colour or you could do glass. The builder had a very different style of house to what I think you are wanting. Your photo...See MoreWhen renovating should I have 2 small living areas or 1 big area?
Comments (3)just had a look at your existing plans for the second storey.. 1/ I'd make it all open plan .. First I'd move your bed 4 downstairs into the theatre room..reason ? bathroom is existing down there..you can turn it into a master suite..bathroom..study as retreat. which then leave you all that room ..bed 4 ..kitchen ..meals..lounge..foyer to just be one huge living area.. from that living area you can pop in a stacker door/bi folds to lead to your screen verandah. Personally I'd get rid of the screens and open it right up with banisters so you can have fresh air flowing in. You can do the same with the front as well to make it one huge area without much changes....See MoreFront door opens into living room
Comments (4)hope you have a quick recovery... a floorplan with dimensions, doors and windows would help encourage more ideas, what furniture must fit in and what sizes (eg 6 seater dining table with extension, two x two seater couches and two armchairs plus??)...where's the kitchen? where do all the doors lead to? how do you use the space? is the office a private family study area or do you need a work table and space for clients/customers arriving?..btw it's a lovely room and would love to see more pics especially of whatever's outside the open doors!...See MoreFloorplan help - converting garage to self contained flat
Comments (4)Hi Liss, I 100% echo the above from Retro & MB. Changing function, particularly into dual occupancy territory will trigger a host of knock-on effects including fire rating, energy rating etc...and of course this all comes down to (as always) the B word - Budget You are best to seek professional design advice/service/assistance, and as Retro alluded to, you are at what we call the "feasibility" stage of the project in which project viability and options are explored/teased out. This involves clarification of specific requirements, budget and & contextual and regulatory constraints applicable. Honestly this is way beyond a dilemma forum - experienced/professional input will enable the most effective path forward to avoid the as you put it "going around in circles", which as an aside many people find themselves doing simply because they don't know what they're doing! We do this for a living for a reason, and we have specific services structured for this stage of the process to professionally manage and assist people to achieve high value outcomes. Happy to provide further details, if you are interested in how this all works when approached professionally. Cheers PD :)...See More- last month
