Running with your second floor plan (and ignore the glass sliding doors in this image) but would you consider changing your 3m narrow splash to a full sized fixed window on half the side and the remaining side create as the cooking area with cupboards, oven etc.? You mentioned you have stacker doors in the direction of the lounge, but in terms of space, from these doors, it's living area no windows at a room length of around 7m, followed by 4m kitchen room length including a 3m narrow glass splash to provide natural light for the kitchen area (cupboards noted above)? From your drawings there seems to be no windows on the opposite wall, is that right? I feel you will need to bring additional natural light into the kitchen area possibly bigger than the 3m glass panels if only 0.6m tall (or similar) especially with cupboards on top. If you're not keen on swapping out the narrow splash here's another example with your second floor plan (and also ignore glass sliding doors in this image) but possibly a tall window or fixed glass panel before your kitchen bench starts - even if <1m wide. Or greater than 1m if you're OK to encroach on your 3m glass splash and make it shorter. If the island bench is not a "must" you could create similar to this image and have a L-shape bench so it encloses the kitchen a bit more. This will help create the next room of your house ie. Kitchen - and you'll gain a few more cupboards if you're really wanting additional. Then have the big fixed window adjoining the L-shape next to the seating bench. You could still have your narrow glass splash with cupboards above, possibly just shorter (only referencing the L-shape and large door in this image - imagine fixed glass full-size wall panel in lieu of door next to the seats. Ignore the remainder of the kitchen). Is this an existing dwelling or new home build? For either of your options, are you impacting your roof-line as your first floor plan suggests you're widening the kitchen by 1m? The first plan I'm guessing will cost more; light wells and extra bricks vs straight wall. As mentioned by the other posts, there's plenty of storage options. You still have a decent amount of room for cupboards including a full-sized pantry next to your fridge space. I also agree with jbantick's of balancing space indoors and out (not knowing surroundings).

Hi Emma, As you say, whilst it's lines on a page, you have a precious window of opportunity to get it right - before you make all these choices and decisions permanent ones you are forced to live with. So I hope you'll appreciate my honesty, and not be offended by it. I am incredibly passionate about helping people create homes that make their lives better, and I want you to achieve the best outcome possible for your home, your budget and your life, and that's why I don't mince words. I have such concerns about this floor plan generally Emma. I can understand the desire to maximise the view however I believe that the everyday use of your home, traversing all those stairs, and being disconnected from your garden (especially with small children) is consequently being compromised, and will be challenging and frustrating. I think the multi-purpose rooms appear to be space for space's sake ... they lack thought and intention for their use, and the way you need to circulate through or across them will compromise their functionality, furnishability and sense of space. It's interesting that there's no furniture shown in them on these floor plans, whereas the other areas are all furnished. With family homes, I would consider the following: supervision of gardens from indoor living areas has such a dramatic impact on the usability of the home overall, and your ability to get stuff done whilst kids play etc a study nook or somewhere near living areas where kids' use of computers can be supervised, and you have a home 'command station' of sorts is also good the ability to acoustically close off a lounge area - which is the kids' TV / play area is very helpful for long term use I wouldn't split the bathrooms - I understand what you're seeking to achieve, but replanning to group them in one area will consolidate plumbing and your wet area finishes and be more efficient overall consider creating a floor plan that works with access / circulation etc between living areas and garden, and then having an upper floor living area or retreat where you can enjoy the view One of the biggest challenges with homes in Brisbane is that they are completely divorced from their gardens because they have prioritised the view. As a mum to 3 young kids, and having helped truckloads of clients with family homes (and families of all ages), I know this for sure ... the connection to garden ... the ability to move in and out with ease, safety and enjoyment ... is one of the things that pays dividends long term. The view is the immediate and early 'wow' but the inconvenience of having to take a packed lunch each time your kids want to use the yard or pool is infuriating. With clever design you can have both convenience and enjoyment of the view. Your home design dictates the lifestyle you lead in it. Focus on functionality and durability and it will create a home that works now and always. There is no northpoint on these drawings, so I can't comment as to the success of the planning in terms of the orientation - which is something to be aware of also. I'd also be doing a budget check. There are A LOT of wet areas in this home because of how they're being distributed throughout the floor plan. Hi There Brian, I have been pondering your UK project, and like all big cities around the world, affordability is out of reach of most. Harking back to the Aussie House built which was once garage and is now a 5 story home. Is you your plan part of a complex? or is there opportunity for access to a roof top?. My concern is to make the most of internal space, the first floor would be Ok, but for top end dollar I would like to see two good sized bedrooms with ensuite, to accommodate 2 professionals or 2 adults and child/guest. Is there anyway that the 1.5 down stairs out door space could be included as internal space and part of the bedrooms, with glass panels/skylights opening, with blinds for privacy. This would then do 3 things allow more fresh air and light along with space for decent ensuites and WIR. I think that the 1,5 if allowed is more important for internal space. If you do have access to roof top the laundry could be moved back up to the entry level. Also have you considered a single stair case, is it a modern contemporary house. Just thinking cheers

Hi Belleran I tend to agree with Dr Retro about looking at other properties in the area, although I would also be considering the cost of selling and moving into another home. We are often asked to look at homes that people want to renovate, and homes that have already been renovated. One of the things we come across regularly is a house that has been turned into a series of rooms with no flow because the additions have been plonked into wherever they can. It's how homes become rabbit warrens and how we see people devalue their biggest asset. Come resale time it bites. The problem with the existing layout is the lack of connection between the kitchen and family and the effective (usable) size of the family room (as you've said). This is where the solutions should be aimed and resolving this would allow a room added into the solution as part of it. I would not be converting the garage without addressing the entire layout (so that the end result looks like it was meant to be). Additionally, garages usually don't have any moisture barrier (black plastic) or damp proof coursing, and once these rooms are closed up, the moisture content becomes an issue without properly addressing it. If I were in your shoes, I would extend to the rear as the roof line allows that in the most economical manner. Bedroom 3 could be absorbed into the family room and provides natural access to new rooms and an additional playroom/ games etc either along across the back or continued out depending on your block layout. Across the back could easily create an amazing connection to a new games room from the pergola area. Even if 50m2 were added the house size will come up to 170m2 - ish which will add a lot more value on the block size. The cost of this is obviously going to be greater than converting a garage, and the comparison of simply selling and upgrading may come into play. Food for thought.... Cheers
