Comments (14)Bit late now to comment, I guess, but would like to share that we are contemplating the plans on a government website for a sustainable home. Have actually got to the point of getting prices to build. It is 3 bed and study but we have changed the front bed, making it larger for a separate media room. The study is large enough for a bedroom and we plan to install a wall bed with desk. Have changed the kitchen to incorporate a walk in pantry. Love the master bed suit which has a passage to the en suite which contains the only bath so could be used by anyone. Guests usually only shower and they are provided with a shower and toilet in their area. Works for us! The plan is free and changes are allowed....See MoreFirst floor plan change
Comments (24)my suggestions include swopping the smaller wiw for more bedroom and bathroom space rather than an extra bathroom and the entry to the master bedroom has been moved to allow a little more space for the ens and wiw and downstairs i suggest combining the living and dining area and using some of the under stairs space for bedroom storage for the guest room...having the patio on the north side would allow inclusion of the extra outdoor space up to the laundry door into a more spacious outdoor area with the barbq along the fence...your concern about using the pation in winter would depend on the climate but the northern corner of the house will be the best aspect during cool weather but the patio an dany other windows may need sunshade from the western sun...See MoreHow would you change the floor plan?
Comments (11)A slightly off-the-wall suggestion -- remove the wall on the 'right' of the lounge , so you incorporate the hallway into the lounge . Add a door between the entry and the lounge -- if your plan is accurate , there may have been one there at some stage ? This 'closes off' the front 2 bedrooms , they become what I call 'kids rooms' -- you can still entertain or even just watch TV when they have gone to bed . You also have a toilet for guests ( in fact , a whole bathroom to share ) , although it's not ideal for the 3 existing bedrooms , but workable , unless you are a big entertainer . This may not be possible , but in my head I'd then remove the wall between the lounge and dining ( reading your replies , this may be load bearing , but just an idea ) . So you then have a large kitchen/dining/lounge/family -- sort of 4 in one . Maybe even move the 'middle' wall along the kitchen and dining to the right by 1.5 metres ? And of course , move the laundry to the rear porch area , and what do you have ? Yes , a new Master , with the toilet already there , add a bath/shower/basin . No addition needed , but I certainly accept it has a few compromises and assumptions , and may not be possible , but might get your thoughts moving outside the obvious ?...See More- last year
