Comments (4)Interior walls are never the same thickness as exterior. This diagram does not show what is a load bearing wall and what is not but most could be overcome with the addition of a supporting beam. Typical ID course, never enough info (at least they recognise it needs to be able to be constructed unlike when I studied years ago lol). The major point with the new design is you are not making best use of the aspect (north to the rear), the study would get the best sun not to mention the dining room and kitchen windows face west. Comments (10)Don't doubt your self, it's a big investment so "just me being fussy" How about... New Bed 1 where current Living is (complete with fireplace) with new ensuite/robe in current Kitchen space. New Dining as in proposed new extension facing kitchen & the north-east (or possibly mirror reverse proposed new Kitchen?). Not a fan of bathroom opening directly off the new planned living area. Bed 2 moves to Bed 1 position, Bed 3 moves next to it at front & they share Sun room (maybe a playroom or study) & Bathroom opposite entry stays where it is. Take a slice off new Bed 2 for new Laundry & storage next to this bathroom. Middle Bedroom becomes Lounge (? open up or remove all/some of the walls - open plan? ) Extend Entry out toward side, build blade wall between entry & bathroom to separate it from traffic to beds & bath. "Questionable areas" - Laundry is too small - Yes see above suggestions - Are the rooms too large in comparison to the living areas - No but Bed 1 has sacrificed a lot of space for the WIR and not a fan of ensuite entry through robe. - Not enough storage (kitchen & general) - but where can we put it?? - See suggestions above? I had a look at your idea book and it seems you seek more light and open plan contemporary styling. Have you used a professional for the plan? It is good so far but I think you can improve it so hope you like some of my suggestions, good luck! Comments (10)obviously there are some "professionals" operating to arguably less than professional standards and unfortunately they contribute to the confusion of the value of what we do, and make it harder for you guys to trust us at the time that you actually most needs us. There is also a significant difference between a Pro who knows what their doing properly clarifying/translating information as required throughout the design process, to having the subtleties and complexity dumbed down for the sake of "plain language" that risks misinterpretation and underestimation of what's involved. I completely agree, it's often made way harder than it needs to be, and I think again it's horses for courses and certainly there are many professionals who would arguably be best utilised for their skills specifically contained to within the professional industry boundaries, yet others who are naturally better at "bridging the gap" and liaising/working/communicating seamlessly with both the clients and the industry. Comments (8)Currently, the narrowest part of the family/living is 3.8 meters, plus 1.9 meters of laundry room. I'm planning to have the TV on the other side of the robe of bedroom 2, sofa in the middle and dining table near the sliding door. It's for a young family with 1-2 kids. Even with small changes everything needs to be redone including kitchen cabinets, plumbing, tiles etc. Is there a way to add an island ? Or incorporate the laundry with the kitchen, eg two sinks in the kitchen (one for kitchen and one for laundry) and hide the washing machine in the cabinets below the benches? I'd like to feel more open visually, however, cabinets space is precious too. Garage is 3.2 meters wide. The permeable paving area outside the garage is to park another car.
