I am not seeing where front door is. And where is north?

Is the front section unsound and not repairable?

A rough floorplan with 100 walls, Bed 2 doorway is too small. Existing windows and sizes would help and what is in the lean too. I have placed some furniture to give and idea of the room sizes

HI @Kate, Thanks for your comment. The front door was this blue door here, and the front door faces out on to North and the road a bit further away.

HI @bigreader - good question - it is sound and repairable. The structural beams are still in place. I havent included it in the floor plan - would that be helpful?

HI @Siriuskey. Thanks for the floor plan and adding in the furniture, its so helpful to see it with furniture to appreciate the space utility. I havent included existing windows as we are keen for window positioning to change. The existing kitchen and living spaces look out on to our homestead and we want to change the focus of the outlook to a different angle. I will upload a couple more photos of the exterior so you can see the cottage in relation to the homestead. We were wondering about shifting Bed 1 into the existing kitchen area, then the open living space would be a long narrow one, but could open out nicely onto a wide deck with more living space out there.

Deck whole length of house. Wide enough for seating. 2 sets of French doors.

And plant a vegetation screen between cottage and farmhouse to shield views and some western sunshade

I like your drawing Kate. TV and fireplace on those walls removes any need for windows, which is desirable there. And the double french doors are very much in keeping with what we were envisioning. Any way you can see to get a separate toilet in the floor plan? Sorry i forgot to mention that.

can you add a drawing showing the sizes and layout of the two sections you mentioned removing. where were the original bathroom kitchen and laundry, it will be easy to fit a separate toilet, are all sections on the same level and what about ceilings. Anymore photos to help

There will be a way. But first need to look at style and what you want in each room, include size of kitchen. Things like free standing tub, separate shower and toilet all take space. Look at kitchen, bedrooms storage needs.

@Kate - good points. Will ponder more. FYI Not keen on a tub at all. Wanting an outdoor shower as an extra option for novelty factor. Wanting washing machine to fit into kitchen or bathroom also.

I put two rows of cabinets in kitchen. Keep sink and washer on bathroom wall Are the walls all existing?

You could add a narrow ensuite to west end of master if you want.

Instead. Do you not like toilet in bathroom? Space has to come from somewhere for a separate toilet. You could put it in the west end of master and move door to master to near front door.
