we have decided to go with concrete floors in our new build. the foundations have just been done, and the team came through and power floated the floor. It rained the next day, which showed us the full effect of what the floor will look like (the builder said its good for it to rain too as means less likely to crack) and we LOVE it! so much so that i rang the builder and asked him to be careful on the hallway floor too as we want to continue the concrete finish up there as well. We arnt going for a ground floor as i find it a bit too busy and we are wanting a more relaxed industrial look. This is the photo i supplied the builder and it looks pretty much the same. The finish is achieved as soon as concrete foundation is poured. they "buff" the concrete, which "burns" the top, giving it quite a organic look. once this is done, the floor needs to be protected from chips etc while they build, then all that needs to be done is sealing once the build is finished. it came in alot cheaper than tile, or wood, but more expensive than carpet. our house is north facing with a lot of glass on that wall. the architect told us that the thermal mass from the flooring will be awesome! keep us updated on what you choose. :)

Oh, forgot to add...........If you painted / wallpapered then put clear glass on top, if adhered/glued, there is no guarantee the glass will come off in one piece. However I have a friend who wallpapered, then put clear glass that was fixed on the corners with bolts (can't think of the word), so that it was removable. You can probably get a tiled look paper. Each to their own. I'd stick with a painted glass splashback.

I really feel for you. I had a similar experience when a neighbour recommended someone she knew who was 'really good'! He was extremely lazy and, apparently, suffering from depression and he had split up with his girlfriend! He did a dreadful job which took a week - because he was too depressed to work on some days - he only did about half the job and I wasn't impressed. It has ruined my relationship with my neighbour because she knew him to be really good. She won't even come into my place - I assume she doesn't want to see the mess he created! To top it all off (I had paid him cash - fortunately only half of what he 'wanted' (not 'earned') so he wouldn't be paying tax on it )- I didn't get a receipt. He also took my house keys so I had to have the locks replaced. Such a mess and then, I had some tradies through a couple of weeks later for an unrelated job and they asked me when I was getting the place painted? When I told them it had just been done, they really didn't know where to look. I seem to constantly get ripped off, so I'm not getting much done any more - too expensive and depressing.

with previous experience of building and renovating DIY, owner builder, subcontracting and full builder service (and somewhere else to live and no full time jobs or young children to worry about) we decided to use a combination for renovating our 50s double brick with redundant extension over several years...stage 1 consulting council and our builder to determine possibilities, preparation and approval of plans and negotiating finance stage 2 diy internal demolition of bathrooms and kitchen, including professional removal of asbestos, stripping out old wiring, roof insulation, timber trims, doors, wall and ceilings linings, brick chimney, opening new doorways and carefully salvaging floor tiles and sections of old plaster cornice for later patching, stage 3 subcontract carpenter, electrician and plumber to replace some windows, open up new doorways and build internal walls, first fix plumbing and new wiring, selection and purchase of all taps, PC items, doors, handles, windows, cornice, architraves etc and plan and order the new kitchen and all cabinetry stage 4 employed the builder and his team of trades to remove old roof tiles, rebuild the whole roof, add new structural supports, extending a new hip roof over an old extension, new wall cladding, new bathrooms and laundry, patch damaged plaster work, replace the rest of the windows, add new doors and timber trims and stage 5 we organised installation of the new cabinets, painter, tiler, plumber and electrician to install lighting taps etc ...i'm exhausted just thinking about it but we saved money by doing lots of work and subcontracting ourselves but the services of an excellent builder was worth every cent because they have the trades coordinated to arrive in the correct sequence and results happen so much more quickly but taking our time allowed us to pay more attention to details and we were able to salvage and recycle and sell items that a builder doesn't have time to save eg tiles removed from our roof were used on our neighbours' extension and we sold all the old copper wire and windows...look forward to learning what you decide
